Only around every fourth tenant actively tries to get a reduction from the landlord. At 58 percent, over half of the tenants are too comfortable, find it too expensive or simply do not know that they would be entitled to demand a rent cut. Only 15 percent of those surveyed state that the landlord has cut the rent on his own in the past.
High earners care more about reduction
Above all, those earning high wages look for money when living: 40 percent of those surveyed who earn CHF 120,000 or more per year apply for a rent cut. With a wage between 80,000 and 120,000 francs, one in five takes care of a reduction – with lower wages in every fourth. There are also differences between the city and the country: At 37 percent, city dwellers request a reduction more than twice as often as rural tenants.
Applying for a rent reduction is financially worthwhile. If the interest rate falls by 0.25 percentage points, as now, this corresponds to a rent reduction of around 2.9 percent. With an average rent, which according to the Federal Statistical Office is CHF 1329, CHF 464 can be saved annually.
Homeowners save the most
However, the reduction can quickly turn out to be smaller, because the landlord can offset a general increase in costs of around 0.5 percentage points per year as well as 40 percent of the inflation and any costs and investments that have been made since the last rent adjustment and that increase the value of the property ,
