What does it currently look like with rent payments from companies in your halls? Does everyone pay properly and on time?
At the beginning, no one knew exactly what would happen, what the impact would be on the tenant. This substance, ie how the business in the halls works, is crucial. It turned out to work. For the first half of the year, we have paid one hundred percent of the rent. We have no outages, we do not monitor any insolvencies. We have two main groups among tenants. The first to make a living actually makes money by accelerating online shopping. People who could not yet imagine shopping for food or clothes over the Internet were suddenly at home shopping. At the same time, delivery logistics grew significantly.
And the other one?
The second group of tenants are those who do not win. For example, automotive clients have lower order volumes and do not know what will happen. However, our advantage is that our clients from the automotive industry are among the suppliers in the Tier 1 category, ie the direct and strongest suppliers of car manufacturers, and are therefore still relatively well off.
Is the situation in the automotive industry reflected in the demand for space?
Not that. This can only be seen in the intensity of their traffic. They used to travel non-stop seven days a week, but now they only work two shifts five days a week, for example. However, this is not the case for the entire automotive industry. We also see automotive growing. In general, these are companies that have made a lot of money over the years. So banks are more cautious about companies in the automotive industry, but they do not have a complete stop against this sector. We are dealing with the expansion of two tenants from the automotive industry for next year. Together they will take 40 thousand square meters. They are still growing today.

But if I understand correctly, are online stores currently more active?
In e-commerce, projects are bigger. We believe that gradually not only Amazon, but also other e-shops will create large distribution centers over 50,000 square meters. So even if the number of demands decreases overall, larger volumes will have to be leased. In recent years, the Czech Republic has not had such large clients. They all rented halls in Poland.
