in the Vallon de Saint-Genis, a future “nature district” of 1,350 housing units on 55 hectares

The arrival of metro B to Saint-Genis-Laval will accelerate the development of southern Lyon.

This week, the Metropolis of Lyon presented the outlines of the urban project of the Vallon site, large of 55 hectares for 18 hectares of buildings. This future”nature district“will include approximately 1,350 housing units, 84,000 m² of office or retail space for the creation of 2,400 jobs, a school group of 15 classes, a crèche and a gymnasium.

All these constructions will be done around a public park of 6 hectares and 14 hectares of woods and meadows “ecologically managed“. Because the purpose of this project which will extend over 55 hectares south of the Lyon-Sud hospital to the borders of Pierre-Bénite and Oullins is to “maintain this harmony (…) between forest fields, inhabitants, shops and businesses“, assures Marylène Millet, mayor of Saint-Genis-Laval.

However, we will have to be patient: the delivery of the last buildings is scheduled for 2035/2040. The project was however initiated in 2012, at the same time as the first stages of the extension of metro B and the restructuring of the Lyon-Sud hospital. Work only started in 2022 with the preliminary excavations and the creation of a car park for caregivers.

The extension of metro B to the new Saint-Genis-Laval Hôpital Lyon-Sud station will soon bring the entire south-west of the Metropolis closer to the city center“, specifies Bruno Bernard, president of the Metropolis of Lyon and of SYTRAL. The elected ecologist therefore sees in this development a “opportunity to develop new living and activity spaces in magnified nature, just 15 minutes from the heart of Lyon“. As in all real estate projects developed by the green metropolitan majority, affordable housing will have an important place. About 60% of the housing offered in Vallon will be affordable (social housing and real solidarity lease)

Next year will see the commissioning of the metro and the choice of designers for public spaces. The first tertiary buildings will see the light of day in 2026, as will the 6-hectare park. Housing will appear by 2027-2028 in the Chazelles and Sainte-Eugénie sectors.

The total cost of the project is estimated at 84 million euros. The Metropolis of Lyon will participate up to 30 million euros while the City of Saint-Genis-Laval will put a little less than 4 million euros on the table. The remaining 50 million euros will be borne by property developers.
