A new trend – they are building more houses and fewer blocks

Two-room apartments decreased, but 3- and 4-room apartments increased compared to a year earlier

The 16 residential buildings that were completed in the last quarter of last year and received a deed are 32.1% more on an annual basis. But most of them – 81.3% – are houses, the number of which has increased significantly, while at the same time the number of housing cooperatives has decreased compared to a year ago, according to NSI data published on Tuesday.

Therefore, in general, the number of dwellings in these buildings increased by only 5.3% compared to the previous year.

The largest number of new residential buildings have been completed in the capital, followed by Plovdiv and Varna.

The fact that the number of houses is so large,

increases the average usable area of ​​new homes quite strongly

– from 97.8 square meters in the last quarter of 2021 to 110.6 square meters at the end of 2022.

At the same time, there are areas in which very few residential buildings are being built, but on the other hand, they are breaking all records for the area of ​​new homes.

For example, the largest new homes come out in Silistra – 226.9 square meters, followed by Montana with 188 square meters. In these two areas, for the last quarter of 2022, there are 12 and 5 newly built houses, respectively.

Despite the property boom, there are quite a few areas where housing construction at the end of last year was negligible. Apart from Silistra and Montana, Vidin, where only 4 houses were built for the whole quarter, Kyustendil – with 9 new buildings and 13 dwellings in them, as well as Vratsa, Yambol, Razgrad and Smolyan.

In the capital and in Plovdiv

mainly small and medium-sized housing cooperatives are built,

where the average area of ​​the apartments is much lower than in Silistra and Montana. The average area of ​​new homes in Vratsa is the lowest – only 55.4 square meters.

Nevertheless, the comparison shows that due to the boom in residential construction, the newly built residential area is constantly increasing and at the end of 2022 it is almost 4 times as much as compared to the EU at the end of 2017.

In general, the trend in our country is towards a slight increase in three-room and even four-room new apartments at the expense of two-room apartments, which have decreased in number over the last year.

Three-room apartments, for example, in the last quarter of 2021 were 1,800, while

a year later there are already nearly 2 thousand

New four-room dwellings were 600 in the last three months of 2021, and became 650 in the same period of 2022.

Even the number of 5- and 6-room apartments is increasing, despite the fact that they are generally much smaller.

However, two-bedroom homes, which are the most in number, from 2,200 in the last quarter of 2021.

The number of one-room apartments is also decreasing, but they have always been insignificantly few – no more than 300-400 per quarter, and they are mainly located in the larger settlements.

As a construction, the new residential buildings are mainly reinforced concrete, which is nearly 80% of all, and brick.

The number of all housing starts in the last quarter of 2022 was 5,708, down slightly from the previous quarter.
