National Housing Transaction Volume Increases Slightly in February 2024, But Transaction Drought Persists

Last month, the nationwide housing transaction volume increased slightly compared to the previous month. Last January, the national housing transaction volume increased again for the first time in five months and increased for two consecutive months. However, there is still a transaction drought.

According to the ‘February 2024 Housing Statistics’ announced by the Ministry of Land, Infrastructure and Transport on the 29th, the housing sales transaction volume (as of the reporting date) last month totaled 43,491, an increase of 1.1% compared to the previous month.

By year, the trading volume, which reached 115,000 in February 2020, plummeted to about 43,000 in 2022 and has remained at a similar level for three years.

The number of cases in the metropolitan area was 18,916, an increase of 7.4% in one month, but the number of cases in regional areas (24,575) decreased by 3.3%. Compared to a year ago, they increased by 9.7% and 2.6%, respectively.

Within the metropolitan area, the volume of housing sales transactions in Seoul was 4,795, an increase of 2.0% compared to January. Gyeonggi’s number increased by 12.3% to 11,329, but Incheon’s number decreased by 1.0% to 2,792.

Among provinces, metropolitan cities recorded a 1.9% decrease, and provinces recorded a 4.0% decrease. Ulsan decreased by 10.6% in one month to 1,052 cases, while Jeonnam increased by 20.2% to 2,088 cases.

Jeonse decreased by 1.3%, but monthly rent increased by 11.8%.

The monthly rent transaction volume for housing nationwide was 262,523, an increase of 6.0% from January. Although it was a 3.9% decrease from February of last year, it was the second highest in the past five years.

Jeonse transaction volume decreased by 1.3% to 107,811 cases, while monthly rent transaction volume (including reverse tax, etc.) increased by 11.8% to 154,712 cases.

The monthly rent transaction volume in the metropolitan area increased by 5.4% in one month to 171,805. Local cases also increased by 7.2% to 90,718.

Seoul had 84,285 cases, an increase of 8.9% from the previous month. Gyeonggi (74,095 cases) and Incheon (13,425 cases) also increased by 2.1% and 3.0%, respectively.

Among provinces, metropolitan cities showed a 10.1% increase, and provinces showed an increase of 5.7%. The monthly rent transaction volume in Busan increased by 17.8% in one month to 17,359. On the other hand, in Sejong, the number decreased by 11.2% to 2,486.

Meanwhile, as of February, housing permits were 48,722 households, down 10.4% from a year ago. Construction starts increased by 6.6% to 34,069 households, and sales increased by 264.8% to 39,924 households. Construction completion increased by 49.5% to 75,491 households.

As of the end of February, the number of unsold homes was 64,874, an increase of 1.8% in a month. After completion, unsold units increased by 4.4% to 11,867 households.
