Foreigners massively ask for offers, buy properties by the kilo and settle in Nessebar, Sozopol, Sunny Beach, as well as in Balchik and Golden Sands. This was shown by a survey conducted by the “Telegraph”. The interest inflates housing prices, with some apartments going for half a million euros.

This year, it is expected that there will be interest from Ukrainians who will want to live in our Black Sea resorts for the long term, announced the chairman of the national real estate association Dobromir Ganev. He added that in the last two years the market has been driven mainly by Bulgarians. In his words At the moment, there is a lot of interest in properties by the seawhich has also led to an increase in prices.

The buyers are mainly Bulgarians, who catalyze the market from 2021 and 2022. This is the basis of the number of transactions and the growth of prices, the expert pointed out.

Nessebar surpassed Burgas last year in terms of volume of transactions, Ganev stressed. He specified that the most desirable destinations, where it is also the most expensive, are Nessebar, Sunny Beach, Lozenets, Sozopol. On the Northern Black Sea coast, Balchik, Golden Sands and Saint Constantine are in the top rankingwhich is developing as a residential area of ​​Varna.

According to brokers, interest in buying all kinds of vacation properties is currently strong. Apartments are wanted not only by the sea, but also in our mountain resorts.

Ganev explained that the hottest spots in the winter resorts are Bansko and Dobrinishte. More preferred locations for an investment in an apartment are summer resorts over ski resorts. There is a greater volume of transactions in the seaside cities, Ganev also said.

Homes by the sea with a smaller square footage are a hit at the moment. We are looking for properties with one, maximum two bedrooms, Ganev specified.

Brokers from Burgas added that there is great interest in homes with terraces overlooking the sea. Agents from the Southern Black Sea coast said that in the last two years it was most difficult for them to sell properties without a balcony and a view.

“We had an apartment with a spacious bedroom, a nice bathroom, a large living room with a kitchenette. It was completely renovated and not very expensive. Because there was no view, however, we had a very hard time selling it,” explained brokers. According to them, the square footage is the most decisive, because the larger it is, the more expensive the property is.

The experts also specified that Bulgarians have become more active in the holiday property market after the pandemic and after 2021 prices have increased dramatically.

Prices

The champion of expensive real estate this year is Nessebar. There are also apartments in the southern resort that cost half a million euros. It is about luxuriously furnished multi-room properties.

Among the most expensive offers is a two-story house without analogue in the Old Town for 1,500,000 euros. The house has an area of ​​296 square meters, and each floor can have its own entrance. On the first level there is a huge living room, two bedrooms, a bathroom and a veranda. On the second is a third huge bedroom, there are two more rooms, as well as two bathrooms and terraces. The house has a yard of 357 square meters and five parking spaces.

There are also very expensive properties in Varna, and among the top offers for luxury are apartments for which they ask for 3,000 euros per square meter. Houses are also for sale in Balchik, and for 1,140 square meters you need to count around 770,000 euros. For a modest area of ​​about 40 square meters, the price comes down to 42,000 euros.

They charge us 6 hundred for maintenance

The maintenance fee for an apartment on the sea is among the pitfalls that increase the cost of the property, experts have warned. In Balchik, for example, 600 BGN must be paid annually for a 46-square-meter apartment.

Brokers specified that there are almost no properties by the sea that are not tied to a maintenance fee. It is highest in hotel complexes where properties are sold. The advantage is that most have nice pools, security and parking.

They are building new hospitals in the resorts

Due to the huge interest in housing in some southern resorts such as Sozopol, for example, the construction of a hospital is planned. The idea is to finally build the medical facility in the city that has been promised for so many years.

The plan is for the clinic to be located on land in the new city, but it is not yet clear when construction will begin and how the necessary area will be allocated.

Because of the increased interest in living by the sea by foreigners, the investments of the large retail chains, which have begun to expand their networks in our southern resorts, are also increasing. Within two years, two food chains opened new sites in Sozopol alone.

Investments on the Southern Black Sea coast are planned to increase, especially considering the growing interest of Bulgarians and foreigners to live there permanently, brokers from Burgas added.
