There are more and more apartments on the market, but they are still getting more expensive

The pandemic did not affect housing construction in the short term. The year 2020 may close with another record for the number of completed apartments, the price of which is still growing. Also the number of construction works started in July gives hope that

  • The number of completed flats is growing
  • Their average price is also growing – during the year it jumped by over PLN 500 per m2
  • At the same time, the number of new investments increased in July

From the beginning of January to the end of July 118.8 thousand were commissioned in Poland dwellings, which means an increase by 6.6 percent. compared to the previous year’s result – informs the Central Statistical Office. Thus, the scenario in which 2020 will close with another record on the housing market.

Developers were responsible for 76.7 thousand. (64.6%) from completed dwellings, which is also an increase year on year. The Poles themselves also built more. Declines, which did not prevent the increase in the result, were recorded in cooperative and social-rental housing.

The price goes up

At the same time, which is certainly less pleasing to potential buyers, the average price of 1 m2 of a flat in Poland increased. In the second quarter of 2020, i.e. the period of lockdown and the strongest impact to date of the economic effects of the coronavirus pandemic, it amounted to 5,000. PLN, which is an increase by PLN 433 compared to the first quarter and PLN 516 compared to the price from the previous year.

However, GUS data show that a good period of the housing market may be disrupted by the coronavirus pandemic. Due to the duration of the investment, most of the problems in the macro environment of this industry are delayed. Some information from the Central Statistical Office of Poland could be considered as such.

Fall in new investments? Not any more

And so in the period January-July 2020 by 4.5 percent the number of new building permits has decreased. These declines were recorded by everyone – developers, individual investors and cooperatives. The situation is similar in the case of the number of started construction sites. The decrease was 11.4%. They are primarily responsible for him developers who throughout this period started by 16.4 percent. less investments than last year.

But that’s not all. Data for July alone shows that the decline in new investments was recorded mainly in the most difficult pandemic months. In July alone, the number of new investments increased by 15 percent compared to June. and approached last year’s value.

“The largest number of dwellings for which construction permits were issued or for which a construction design application was submitted and the construction of which began in January-July 2020 was recorded in Mazowieckie (24.5 thousand and 21.4 thousand, respectively) and Wielkopolskie (15 , 4 thousand and 12.5 thousand).
