The rent closes 2020 with a price increase of 3.1% | Economy | Valencian Community Edition

The study reflects that the rent rises in thirteen of the seventeen autonomous communities, but falls in more than half of the municipalities studied and places the average price in December in Spain at 10.65 euros per square meter per month.

The 4.6% increase is the lowest recorded in the last six chain increases, after 4.9% in 2015, 5.8% in 2016, 18.6% in 2017, 8.8% of 2018 and 5.1% of 2019.

By autonomous communities, the highest registered increase was located in Navarra with 18.8%, followed by Extremadura (8.9%), Castilla-La Mancha (8.2%), Murcia (8%), Asturias (7, 8%), Castilla y León (7.1%), Galicia (6.7%), La Rioja (6.3%), Cantabria (5.1%), Andalusia (3.1%), Valencian Community ( 3.1%), Aragon (2.1%) and the Basque Country (0.9%).

In 2020 the Community of Madrid is placed in first place as the most expensive community, with a price of 14.10 euros per square meter per month and moves Catalonia to the second position for the third consecutive year with a price of 14 euros per meter square, followed by the Basque Country (13.18 euros), the Balearic Islands (11.25 euros) and Navarra (10 euros).

GUIPÚZCOA IS AGAIN THE MOST EXPENSIVE PROVINCE

By provinces, where the rent increased the most was in Lugo (20.3%), Navarra (18.8%), Pontevedra (14.2%), Zamora (10.7%) and Ávila (10.2%).

At the other extreme, the maximum drop corresponds to the Balearic Islands, with 7.7%, Barcelona (6%), Madrid (5.1%), Malaga (4.4%), Santa Cruz de Tenerife (4.2% ), Las Palmas (2%), Vizcaya (1%) and Alicante (0.4%).

In 2020, the Basque province of Guipúzcoa is positioned as the most expensive in Spain, with 14.92 euros per square meter per month, displacing Barcelona and returning to first place after five years (since 2014).

IBIZA LEADS THE DOWN IN MUNICIPALITIES

In addition, in 66% of the municipalities analyzed in December the price of housing for annual rent fell and in eight of them it did so below 10%.

Those that registered the greatest decrease were Ibiza (Balearic Islands), with 16.1%, followed by Arona (Tenerife), with 15.5%; Barcelona capital, 12.1%; Telde (Gran Canaria), 11.9%; Hospitalet de Llobregat (Barcelona), 11.3%; Benidorm (Alicante), 11.2%; Torrevieja (Alicante), 10.3% and Getafe (Madrid), 10.2%.

Regarding the increases, the most notable are Vigo (9%), Cáceres capital (8.3%), Castro-Urdiales (7.8%), Badajoz capital (6.4%), Gijón (6.3%), Roquetas de Mar (6.3%) and Gandía (5.8%).

For the first time in the fourteen years of historical series, San Sebastián occupies the first place in the ranking of the most expensive municipalities in Spain, with an average price of 16 euros per square meter, 50% above the national average.

On the other hand, Ponferrada (León) is the cheapest municipality (4.67 euros), followed by Alcoy (Alicante), at 4.79 euros per square meter, Ferrol (La Coruña), at 4.88 euros; Lucena (Córdoba), at 5.25 euros and Mérida (Badajoz), at 5.35 euros per square meter per month.

MADRID AND BARCELONA, PRICE DROPS SINCE THE SUMMER
