The buildings are growing in the new Karlstadt industrial area

Half a dozen companies are currently settling in Hirschfeld. In some cases, companies are founded that then rent to the actual companies.

Construction is underway in the new industrial area in the north of Karlstadt. A colorful mix is ​​created: warehouse, office building and artisan branches are lined up. The plots are usually around 3000 square meters in size.

Construction of a joint project between Ehrenfels Heizung & Bad GmbH and Bach Wellness GmbH had just started. The top shelf has already been pushed off. The building owner is BE Verwaltung GmbH. The managing director, Andreas Theurer, explains the project: A building of over 1,000 square meters is to be built by the fourth quarter. It is rented to the two companies.

On the west side, the heating and sanitation company Ehrenfels moves in with managing director Siglinde Ehrenfels. It currently has seven employees and its previous headquarters in Karlburg on Heheimer Weg.

The company Bach Wellness is located on the east side. The managing director is Harald Bach. The company has existed since 2005. After several years in the former Sikora building next to the plumbing shop Lummel, it is now in its third year in Karlstadter Echterstrae in the building of the former company Heinisch Blechwaren behind Getrnke-Zisch. With four other employees, Bach is converting bathtubs to whirlpools, equipping shower trays with massage jets and selling bath accessories and the like.

The bread wing facing the street is so generously dimensioned that four companies could actually move in. Therefore, a tenant is still being sought for some of the properties.

Too big for a craft business

Elektro Hofmann and Bauelemente Sauer followed a similar approach. You have shared a piece of land. Willi Hofmann: “The plots are too large for a small to medium-sized craft enterprise.” His company with its ten employees now has 1200 square meters. There is already a 400 square meter building with a warehouse, workshop and office. Construction started in December. The move-in should be in two months.

The Bauelemente Sauer company has built a 600 square meter hall on an area of ​​a good 2000 square meters, one third of which is used as an exhibition area for sun protection, awnings and blinds, as an office and as a warehouse. There will also be 300 square meters of outdoor exhibition space. Owner Oliver Sauer is targeting September 1 for the opening. But there is so much to do in one’s own business in the current sunny season that the construction of the company building is a bit behind. He sold the previous company building on Stettener Brckbergstrasse. The aim is to increase the company from three to six employees.

Partial ban on construction

Directly after the gas transfer station at the Hammersteig underpass, the energy supply company Lohr, Karlstadt and the surrounding area set up a floodplain. Large cable reels, gas pipes, transformer stations, masts for street lamps and similar bulky items are stored on the approximately 4,000 square meter area.

In return, Energie has given up two other floodplain camps, one in Karlburg and one in Lohr. In Karlburg she had leased a piece of land on Harrbacher Weg in the area of ​​the former sand pit. In Lohr, the leased floodplain at the cemetery was abandoned.

An open warehouse is to be built in the new floodplain in Karlstadt, for example to store the forklift. No construction is allowed in the lower section of the warehouse. There used to be the Karlstadter garbage dump.

Thomas Gundersdorf, one of the managing directors of URT Umwelt- und Recyclingtechnik GmbH in the neighboring Hammersteig area, has built a hall with almost 400 square meters of floor space on one of the plots, which he currently uses privately, but which can also be used for industrial purposes at any time. He had a bed surface that he brought in.

Office building for 30 people

The shell stands for a two-story office building from KB Immobilien GmbH Wrzburg. It will rent the 800 square meters of usable space to Mainfrnkische Treuhand as the main tenant, which is currently in Karlstadter Maingasse and Mainkaistrae. “We are a service company with a focus on digitization, succession, foundation, business advice, tax advice and auditing for medium-sized companies, local authorities and private individuals from the region,” says Alexander Mark, auditor and tax advisor.

The Mainfrnkische Treuhand has offices in Wrzburg on the market square, in the Frauenland and in Reichenberg-Albertshausen. Around 20 people work full-time and part-time in Karlstadt, including two trainees and a dual student. There should be further training places. The move-in is scheduled for early 2021.

Hirschfeld industrial area

The Hirschfeld industrial area has a size of 4.4 hectares and can be expanded to a total of ten hectares. Ten properties are currently being developed, four of which have been sold, according to the city administration, and a further three are currently being marketed. Initially, all but two of the properties were in the hands of the city of Karlstadt. It is currently 81 percent of the available space where the city is the sole owner.

In the west along the B 26 there was a garbage dump in the 1960s. In the course of the land use planning, this section was examined and excluded for building or sealing. It may only be used as an open storage area. All types of businesses and freelance work are permitted in the industrial area, but not apartments.
