The approval of 2 execution units validates a hotel and 27 homes, in San José, Níjar

Final approval modifies the regulatory file of the UEA-SJ-18 execution unit and changes the non-detailed arrangement by detailed arrangement to indicate the location of hotel use and residential use within the scope of this Execution Unit.



The enrollment UE-SJ-18 corresponds to urban land with an unconsolidated category and a surface area of ​​9,221.00 m², with a maximum buildable area of ​​3,134 m² built and a maximum density of 14 dwellings / ha. This procedure is valid the construction of a hotel and 13 houses.

THE Interior Reform Plan UE SJ-15 it is drawn up by commission of the owners of the lands included in this Special Plan, constituted as Compensation Board. The Special Plan has an area of ​​5,520 m². and it is located in the south and west of San José, on the edge of urban land.

Its wording is included in the Nijar PGOU, definitively approved on February 6, 2009, which indicates this planning figure “as the ideal one to develop those lands that are currently not ordered or urbanized, surrounded by a consolidated urban fabric” . This planning figure defines the building typologies and adjusts volumes as the characteristic residential use for homes and establishes two classes: multi-family (category 2) and single-family (category 1). The planned number of homes is 14.

These two execution units, together with UEA-SJ-24, where a company intends to build 24 homes and a commercial premises, respond to “a desire to brick San José “according to the opinion of Friends of the Cabo de Gata-Níjar Natural Park.
