Study: Rents in Prague for 2 + kk flats fell by 15.9 percent in the first quarter

Long-term rent without energy in Prague for the most requested layout of 2 + kk in the first quarter fell by 15.9 percent year on year to 14,000 crowns per month. Compared to the end of last year, it decreased by 6.7 percent. Of the other five largest cities in the Czech Republic, it also fell in Ostrava (by 9.5 percent), Pilsen (by 8.7 percent) and Brno (by 2.9 percent). It stagnated in Liberec and Olomouc. “The data confirm that the prices of rental housing in large cities and especially in Prague continue to fall. Apartments operated in the Airbnb regime are still available for long-term rent, so their owners have at least some income from them. In Brno, the decline was much lower. this is due to the fact that it is not so much influenced by the dynamics that the influx of apartments from Airbnb into the long-term rental market has established in the capital, “said Martin Březina, Director of UlovDomov.cz.

At the end of the first quarter, rents in 1 + kk flats in the capital fell by 16 percent year on year to CZK 10,500 per month, while in the case of 3 + kk flats they fell by a fifth to CZK 20,000. Compared to the third quarter, rents for the 1 + kk layout decreased by 4.5 percent, for 3 + kk apartments they decreased by 2.4 percent.

In Brno, the monthly rent for the most popular 2 + kk flats decreased by 2.9 percent year-on-year to CZK 13,500, for 1 + kk flats it decreased by five percent to 9,500 crowns, in the case of 3 + kk it increased by 2.5 percent to 18,450 crown.

Rents for the most sought-after disposition from the six largest cities in the Czech Republic also fell in Ostrava, by 9.5 percent year-on-year to 9,950 crowns per month, and in Pilsen, by 8.7 percent to 10,500 crowns. In Liberec it stagnated at 10,000 crowns, in Olomouc it remained at 12,000 crowns.

According to Březina, the further development of rents is uncertain. “The state has been assuring us for a long time that thanks to vaccinations, everything will be resolved by summer, but we are not sure. The number of flats for long-term rent on the Prague market increased by 105 percent year-on-year to 13,627 at the end of last year, according to data from the developer Trigema and the real estate server Flat Zone. Most apartments are on offer in Prague 5, about 15 percent.
