But beware, the costs vary depending on the neighborhood and the means of transport nearby. Just take a look at the map of real estate prices by district, generated by Best Agents for Le Parisien, to see: the further south you go, where there is a high concentration of transport infrastructure connecting quickly in Paris (lines 12 and 13, RER B, RER D), and the prices go up. Nourredine Benmouhoub confirms this: “Very clearly, transport is the price. “

Up to 50% price difference

If on average we buy in Saint-Denis at 3,742 euros per m2 (in the old one, on December 1), prices can vary significantly, up to almost 50%, between the least expensive district (Sémard-Delaune -Guyenemer, 2967 euros) and the most expensive (Pleyel, 4286 euros). “We have north and east of the city large real estate programs, building bars and social housing, which does not have a good press,” says Servet Ayhan.

In the south, on the other hand, real estate is showing good health. And even excellent form! “Goods leave very quickly,” confirms Nourredine Benmouhoub. And whatever the price. Servet Ayhan says: “In the Pleyel district, you can sell in 48 hours!” Where, six or seven years ago, it was hard to find takers for housing at more than 3000 euros per m2! “

The Grand Paris Express will boost the market

If Saint-Denis represents a business today, this trend may not last. “It will be interesting to see if the Communists ( Editor’s note: in charge since 1920! ) remain at the head of the commune after the municipal elections in March, ”explains Servet Ayhan. And to specify: “Today, the town hall generally uses its right of first refusal as soon as a good is put on sale at more than 4000 euros per m2. “The municipality then offers a price to buy the property and the seller can only withdraw his property from the sale if he does not accept this price …” We observe that owners are waiting for the municipal to put their apartments for sale “, reveals Guy Hoquet’s real estate agent.

Above all, the arrival of the supermarket could change the situation. The Pleyel district will host, in the coming years, the largest station of the Grand Paris Express – called Saint-Denis Pleyel. “We already have people buying in the neighborhood in anticipation,” says Servet Ayham. From 2024, the station will be connected by line 14, then extended to Orly, before becoming in the following years a real hub, connected to lines 16 (2024), 17 (2030) and 15 (2030). What probably also accentuate a little more the price difference between the north and the south of the city.
