At only 28 years old, Quentin Doulcier is already a millionaire. This inhabitant of Castres made a fortune two years ago in real estate by making astute investments. Buildings, bars, restaurants, laundromats: he built a real empire in the Tarn.

“Ever since I was little, I had the goal of being a millionaire by the time I was 30. I had set myself 28 years old and I managed to be so at 26 years old.” Sitting in his office in downtown Castres, in the Tarn, Quentin Doulcier could pass for everyone. Black polo shirt, shorts, sneakers, a bit shy. No big watch on the wrist. No luxurious costume. However, he has made a name for himself in the business community here and already weighs 4 million euros alone. A culmination for this entrepreneur from Revel, in Haute-Garonne.

“I started from zero, for my first investment, I put in only € 7,000, all my savings,” he explains. His passion for what shines does not date from yesterday. As a child, he was already looking for gold in the beds of the rivers of the South. He built his career with a single goal: to create, to undertake and above all to enrich himself. Born to a mason father and a mother in charge of a furniture factory, Quentin was precocious: he created his status as a self-employed person at the age of just 18. After a technological baccalaureate and an IUT in civil engineering, he turned to the construction sector, where he became a works supervisor.

Short term rental in small towns

“As soon as I got a permanent contract in 2014-15, I started investing.” Following long searches for real estate on the Internet, his strategy became clearer: he would do short-term rentals in small towns in the Midi-Pyrénées. “Via Airbnb, it was slowly starting to democratize in the big cities, but not in the small ones.” He chooses Revel, city of Lauragais where he works, 10,000 inhabitants and 45 minutes from Toulouse. “I bought a classic townhouse, 90,000 €, which had not been renovated for 30 or 40 years. With around 30,000 € of work, which I carried out myself at the beginning.” For this To do so, he borrows € 110,000 and makes a contribution of € 7,000. He has subdivided this house into four apartments that he will renovate.

Bet won: in 15 days of rental on Airbnb and Booking, he pockets € 500 on the first property. From the second month, he manages to fill 25 nights. He manages the reservations, his wife cleans it. The attraction of Lake Saint-Ferréol and the famous local market attracts tourists. The rest of the year, he receives professional clients. With a credit of only € 537 / month, he already recovers € 1,000. In the summer months, it goes up to 1500-1600 €. Once the work is completed in the four buildings, deducting the credit, charges and taxes, he will pocket € 2,500-3,000 net per month, in addition to his position in a Toulouse design office.

30,000 subscribers on Youtube

On the strength of this first success, he repeated the same strategy, in Revel again. He acquires a building, which he will finance with a loan and the income generated by his first property. Like a pyramid that he builds, block by block, by making small investments with capital gains. His monthly income climbs to € 4,500-5,000 per month. “There, I tell myself that it is not the luck, and that it is my strategy which works!”, Tells the young Castres. At the same time, he set up a “Cash Center” consignment shop in Revel with his wife, to try out business management. Feeling little valued in his company, he resigned in December 2016. And discovered the life of an annuitant: “The first month, I did what any annuitant: nothing. At the beginning, it was very strange, he didn’t ‘There were no more Mondays, Sundays, I played video games for a month or two and I followed my projects. “

But quickly overtaken by his thirst for entrepreneurship and creation, he continues his projects. This time, in Castelnaudary, in the Aude. He buys an almost unsanitary building, renovates it and leases it. Jackpot, once again. In 2016, the valuation of its assets exceeded one million euros. At the peak of his activity, he will own around fifty properties. Incidentally, it is adapting its strategy by offering high-end services in housing (hammams, gym), billed more expensive than its competitors, but more in demand. From his beginnings, Quentin Doulcier also set up a Youtube channel “Millionaire Spirit”, in which he gives his very concrete tips and tricks for making a fortune in real estate.

“Succeeding in a village is possible”

His credo: “If I have done it, anyone can do it. I have worked noon, evening and weekend, there is no secret.” Advice followed by around 30,000 subscribers. Never satisfied, 1000 ideas per minute: the following years are a real entrepreneurial frenzy. With a friend, Steven, he set up an investment consulting and training company, Get Immobilier, which will capitalize on his success via Youtube. He creates around twenty e-commerce websites: nail products, health, real estate. In recent years, he has bought two restaurants in liquidation, a former factory in Mazamet, a company of self-service scooters… He has also launched four laundromats. “I’m trying to democratize this idea: I’m not afraid to say I succeeded in a village. A lot of people are successful in small towns, but don’t necessarily make it known.”

“All of my projects are within an hour’s drive, so I’m able to go around and supervise them all.” Today, between its companies, its treasury and its real estate assets, it weighs around 4 million euros. A real wolf of Wall Street, Tarn version. Quentin Doulcier, however, claims to have largely retained his lifestyle. The stays in Dubai, very little for him. “The first five years, I lived on 500-1000 € per month and since this year, almost 30 years old, I bought a big house of 800 m² to live with my wife and my two children and I bought a Lamborghini anyway. “
