Old Telecom House Bad Kissingen: renovation start in October

The project was presented to the district committee in November 2019. The city of Bad Kissingen has approved the building project. The first three trades have now been awarded.

In a few weeks, the district will begin construction work in the former telecommunications building. The measure corresponds to construction phase F in the overall renovation of the district office. You have to start at the beginning of November 2020 at the latest if the planned reference date (end of 2022) is to be adhered to, said architect Christian Teichmann (Wrzburg / Bad Kissingen) in the district committee on Monday. Because the house should actually be uninhabited before the renovation begins. Currently, however, the employees of the State Office for Health and Food Safety (LGL) still reside there in part of the rooms. Her move to the Kurhausbad was originally scheduled for December 2020. Obviously nothing has changed about that.

In 2017, the district acquired the Telekom building on Mnchner Strasse and subsequently used it for its own employees when the district office building had to be completely renovated. In the summer of 2019, the employees finally moved back to the district’s newly renovated main building.

Center for telemedicine on two floors

The redevelopment of the Telekom house, built in 1967, by the district has been under discussion for a few years. However, there was apparently no news to report in the youngest district committee, which was stated to be 11.6 million euros in 2019. There they only dealt with the first building awards on Monday.

In November 2019, the major project was publicly presented to the district committee. In the future, the Telemedicine Center (ZTM) is to be located on two floors in the former Telekom building, which is currently still located in the Rhn-Saale Founders and Innovation Center (RSG). Of the 40 employees at the ZTM, more than half work in Bad Kissingen, it was said at the time. In Mnchner Strasse, offices, a conference room and a new show room are now being planned for the workforce on the third and fourth floors.

Project your house 4.0

A highlight is the “Assisted Living” model apartment, equipped with innovative technologies, for example for age-appropriate or care-friendly living, which will be built on the roof of the house. Or rather: Actually, “Your House 4.0” – as the project is called – is prefabricated in three sections and then delivered to the local court, at least that was the plan ten months ago.

If that happens, it should be spectacular when the giant elements have to be hoisted onto the roof of the Telekom building with the crane. At that time, the architect Christian Teichmann estimated 637,000 euros for this new penthouse (the old penthouse is to give way beforehand). A further 75,000 euros were set aside in November 2019 for special installations in the ZTM.

Almost complete gutting

The lion’s share of the costs estimated for the overall project Mnchner Strasse 5, however, at 10.77 million euros, accounted for the renovation of the building, according to the statement in November 2019. The inside of the building would have to be completely dismantled, except for the exterior walls and one of the two corridor dividing walls architect Teichmann explained at the time.

Ten months ago, the start of construction work was scheduled for the beginning of 2021. But now, as I said, it should start earlier. The gutting and demolition of the toilet facilities next to the Telekom building were mentioned as the first measures in 2019. The toilets had previously been rented by the city. The renovation of the Telekom house was also a topic at the meeting of the municipal building committee on September 9th, because the city has to approve the planning. There it was said that they were already thinking about a new solution with regard to the toilets, which are especially important for the passengers at the bus station (we reported).

Glass facade instead of open arcades

In the building committee meeting one learned additional information about the planned district measures. A narrow connection to the post office is to be demolished. It is also planned to close the currently open arcades at the Telekom House with glass facades. In the course of this, the facade of the building will also be renewed, according to the municipal committee.

A “rear-ventilated facade construction” with cladding made of fiber-reinforced concrete panels is planned. The windows are also being renewed. In future, “internal, multifunctional soundproof box windows” will be used there.

District Committee agreed

In the district committee on September 14th, three building contracts were decided: As far as the demolition work and the pollution control are concerned, the company Plannerer GmbH (Pullenreuth) made the most economical offer with 594,654.47 euros, according to the press documents of the authorities. Following the approval of the committee, BplusL Infra Log GmbH (Niederdorf) has now been awarded the contract for the security and construction site facilities with an offer amount (including discount) of 257 078.68 euros.

The scaffolding work will be carried out by BSB Bau- und Spezialgerstbau GmbH (Schmlln) (offer amount including discount of 161 903.69 euros).

Develop an overall concept

According to a press release that the district office sent to this editorial office after the district committee meeting, the district wants to begin construction work in mid / late October. As far as the further use of the premises in the former Telekom building is concerned, the ground floor is well suited for counter operations. Therefore, after the renovation, the plan is to integrate the registration office in Hausen into the building, according to the press release.

In addition, space will be required for employees of the district office, who will have to make way in the course of the ongoing renovation of the main building (component B). An overall concept for the use of the telecommunications building is still being worked out.
