‘Neighborhood shopping centers continue to perform well despite the rise of online shopping’ | NOW

Despite the rise of online shopping, neighborhood shopping centers are doing well, writes real estate consultant Colliers in a Saturday analysis about neighborhood shopping centers between 2004 and 2019. More than 80 percent of the centers surveyed attract sufficient customers. At just 34 shopping centers, many stores are empty for a long time.

Neighborhood shopping centers differ from normal shopping streets in terms of the type of stores you find there. Where, for example, you find more clothing stores in a normal shopping street, neighborhood shopping centers consist more of things that are aimed at local residents, such as supermarkets, bakeries and hairdressers.

According to Colliers, the latter group is on the rise. The real estate advisor writes that in the fifteen years investigated, 463 hairdressing salons were opened in the Netherlands. The number of delivery and collection points and beauty salons also grew rapidly, with 322 and 242 respectively. On the other hand, video stores have almost disappeared and bank branches have decreased considerably.

Neighborhood shopping centers that for the most part consist of stores with daily (fresh) products appear to be the most successful and hardly have to contend with vacancies, Colliers writes. This applies to one third of all 632 neighborhood shopping centers in the country. Examples of such centers are Keizerslanden in Deventer, Buytenwegh in Zoetermeer and Brazil in Amsterdam, according to the real estate advisor.

Problem cases, in which a large number of neighborhood stores are vacant, are mainly in the Rotterdam, Eindhoven-Helmond and Heerlen regions. At the provincial level, most problem cases can be found in Limburg, Colliers writes. Flevoland and Friesland perform very well with zero problem centers.
