Housing, Housing Market | Has upgraded for over 40 million: Can set a new price record in Trondheim

An exclusive penthouse in Trondheim is for sale for what could be a record price in the capital of Trøndelag.

The luxurious apartment is located in the area with the funny name Port Arthur, on Bakklandet in Trondheim, just east of the Nidelva and by Gamle Bybro. The name comes from the Russo-Japanese War (1904-1905).

The street got its name in 1996. The row of houses located in today’s street was set up in the years 1902-1904. The row was then nicknamed Port Arthur, because according to Wikipedia, the houses resembled a fortress where they stood.

And now an exclusive penthouse is for sale on Port Arthur, here you can see video of it.

Among Norway’s 400 richest

– What strikes me is that the owner has been very “hands on” and interested in the process for eight years. He has been engaged and not sat and waited for completion, says general manager and partner Peder Benum in Privatmegleren Benum & Johansen to Nettavisen Økonomi.

– The home is also located in a market area in Trondheim that stands out tremendously. Bakklandet raises the average for the city center apartments, he continues.

And the owner of the luxury apartment is Thomas Johan Jessen. He has a number of roles in Norwegian business, including his managing partner and investment director at Kverva.

Kverva is a privately owned Norwegian investment company that specializes in aquaculture and marine resources. The largest investment is 52.5 percent of the shares in the listed fish farming company SalMar (Witzøe family).

According to the magazine Kapital Jessen (born 1976) was barely in the top 400 list last year of Norway’s richest, with an estimated net worth of NOK 850 million. Kapital describes Jessen as Gustav Witzøe’s weapon bearer in Kverva Industrier, and he has an ownership interest in Witzøe’s holding company Kvarv.

Tough process

The penthouse of 463 square meters now for sale was painstakingly upgraded in the years 2010 to 2018 with the use of exclusive materials. According to an advertisement, the apartment has at the same time retained its classic character.

In fact, Jessen has spent more on the upgrades than the suggested price of NOK 42.5 million.

– In many cases we argue for the location when it comes to the price, here it is what the apartment has cost to put in order.

– Does a new owner take over much of the inventory?

– Basically, there is a lot of movables that do not follow. There is a lot that is adapted to the current owner, so one should not ignore that part of the inventory is of interest to potential buyers, Benum answers.

He says the sale is due to what he calls something very normal, people are in different life situations.

Given the price estimate of NOK 42.5 million, it is close to Trondheim’s most expensive second-hand home ever. The current record is 39 million, which were two separate apartments to be used as one

– There are few homes that have been sold around this price suggestion. There are a number of homes in Trondheim that would have deserved such a price, but for various reasons they will not be sold, says Benum.

The luxury apartment has, among other things, a private elevator, spa area with pool / jacuzzi, three toilets, four bedrooms and a separate wine room with space for approx. 2000 wine bottles. A new owner can also look forward to a comprehensive integrated sound system in the walls.

The price estimate of NOK 42.5 million corresponds to approximately NOK 92,000 per square meter. In recent years, only two smaller apartments in the farm Port Arthur 9A have been sold, and they accounted for about a tenth of what is now being sold.

A 5-bedroom apartment of 90 square meters on the ground floor is now for rent in Port Arthur 9 for 22,000 kroner a month.
