In 2006 Monica Pech bought her home, located in the Haciendas del Caribe neighborhood of Cancun, Quintana Roo to the mortgage Su Casita. In 2013, this company was declared bankrupt.
“When I was in Su Casita I made my payments every month. Suddenly it ceased to exist and when I wanted to pay it was no longer his house, ”said Mónica.
Though stopped paying his mortgage, in 2018 he sought to catch up withon the property tax in the Municipality of Benito Juárez. There, he says, he got a surprise.
“There they tell me that there is a detail, that my house is in process, the City Council had already finished off my house,” said Mónica Pech, a resident of Cancun.
The Cancun City Council finished off the house from Mónica to the company Tertius, which is dedicated to managing the past due portfolio of what was Hipotecaria Su Casita.
“They turned the order to the notary to write to them, so the deed was already done in the name of Tertius,” said Mónica.

When reviewing the administrative process that the city council opened for not paying 5 years of property tax, the woman detected that a notifier named Limberg Humberto Gual assured that the house was unoccupied and in a state of abandonment. In addition, she says, all the notifications of this process were never made at Mónica’s home.
“Everything they had written was false,” said Pech.
This case is one of hundreds registered in Cancun. All with the same modus operandi presumably organized from the town hall offices, in a wide area of popular neighborhoods in Cancun.
Reyna Arceo has been investigating these procedures since 2018 when came to the comptroller of Cancun.
