Around Opfingen’s St. Nicholas Church will soon be built – Freiburg

There is a large meadow around Freiburg-Opfingen’s little St. Nicholas Church. The fact that the settlement agency and the building association are building a residential area here was an issue in the local council.

Six years after the start of planning, the time has come this summer: The Stuttgarter Siedlungswerk and the Freiburg cooperative Bauverein Breisgau want to start construction work on a small residential area around the St. Nikolaus church at the entrance to the Opfingen district. Everything should be ready by autumn 2023. The project was very controversial in Opfingen, but the waves have settled. The only sticking point in the final consultation at the local council meeting on Monday evening were the parking spaces.

Development of church property: There were many variants: The plans for the church land development have changed several times, most recently in 2018 through comments by the Freiburg design advisory board. The external committee suggested that the houses be U-shaped around the Catholic Church. Therefore, five buildings are now being built: four by the Siedlungswerk, one by the Bauverein. There are also plans to offer housing for the elderly, which has so far been lacking in Opfingen. In addition to 16 owner-occupied and 19 rental apartments (11 privately financed, 8 subsidized), the settlement works also has a day care group with 15 to 17 places. In the building association building there will be 12 senior-friendly apartments and a nursing home community with 12 places. The operator is the evangelical welfare station, which also has an office on site. A neighborhood room is also planned. The building application has already been submitted for the new Siedlungswerk buildings and was unanimously approved by the local council. The building association is still “fine-tuning” its building with the municipal building law office, explained board member Marc Ullrich at the request of the BZ. However, the building application will soon be submitted – the building association wants to start construction work just like the settlement works in the summer. “The project will be of great added value for Opfingen,” said Mayor Martin Haag, who took part in the local council meeting and, according to the mayor Silvia Schumacher (citizen for Opfingen), wants to be more frequently on the Tuniberg in the future. “It will be a good quarter,” said Schumacher. The town councils also expressed little criticism – unlike at the beginning of the planning. At that time four-storey houses were also planned, now three storeys are over. However, due to flood protection reasons, the new buildings would have to protrude about a meter higher from the ground, explained Markus Kliche from the settlement agency. The parking space situation remained problematic for many councils – they feared that the adjoining public parking lot would be parked by the new residents because only 39 parking spaces were provided in the underground car park for the 35 Siedlungswerk apartments. For reasons of space, more was not possible, explained Kliche, who, like Mayor Haag, was hoping for a change in mobility behavior in the future with more car sharing and rental bicycles.

Double household 2021/22: Another topic of the meeting was the new urban double household – Opfingen also has a long wish list: from the renovation of a sports hall and a school cafeteria to a better digital infrastructure. Mayor Haag could hardly keep up with the note, as he said, and made it clear: “We will not be able to do everything.” But the city administration is involved in many projects, “and the Tuniberg will not be forgotten,” promised Haag.

Disposal means: The Musikverein Opfingen is celebrating its 100th anniversary this year – but because of Corona, anniversary concerts have so far been nil. But many costs continue. And for the festive year, the association also bought new uniform jackets and T-shirts for the musicians. The association therefore asked the local council for a grant of 3000 euros from the funds available. But that was too much for the committee – after all, it was to be expected that other Opfinger associations would also get into financial bottlenecks because of the pandemic, said several Rte. That is why only 2000 euros were initially approved, and the council plans to make a new decision on an additional 1000 euros this summer.

And otherwise? Reinhard Pfeiffer from the association “Brgernetzwerk Opfingen” solicited donations for a third public defibrillator, which the association had financed in advance. These devices can save lives in an emergency in the event of cardiovascular arrest.
