3 DKI Region Becomes New TOD, Ready to Progress ‘Explode’

Jakarta, CNBC Indonesia DKI Jakarta Governor Anies Baswedan has just signed a Governor Regulation (Pergub) regarding urban design guidelines in 3 Transit Oriented Development (TOD) areas, namely the M-ASEAN Block, Fatmawati, and Lebak Bulus. The existence of TOD is expected to lift the surrounding property area.

PT Jakarta MRT was appointed as the manager to carry the area. PT MRT Jakarta President Director William Sabandar, explained that each region had a different theme.

Blok M-ASEAN


The urban design guidelines for the ASEAN Blok-M region were established through Pergub No. 55 of 2020. This area is themed Green Creative Hub “So we will restore Blok M as a green area,” William said in Jakarta, Thursday (07/02/20).

In this area, there are a number of transportation nodes including the Blok M Jakarta MRT Station, as well as the ASEAN Sisingamangaraja, Blok M Terminal, and the Great Mosque TransJakarta Bus Stop.

“There will be an increase in 470,000 square meters of mixed development area. Some will be done in a short time, some will be up to the next 21 years. There will be additional work on sidewalks, trees, bike sharing, open spaces, and parking spaces. , “he said.

In addition, 31,718 square meters of area were prepared for informal activities. This area accommodates informal activities such as street vendors, hawker centers, and online motorcycle taxis. There are also 16 bike sharing facilities prepared.

Fatmawati

The Fatmawati TOD area is prepared on 460,000 square meters of development land. The city design guidelines for the region were established through Pergub No. 56 of 2020 with the theme Dynamic Space.

“There are 460 thousand square meters of mixed area to be developed. We will work with developers to develop in the area,” he explained.

In this area, prepared 12 bike sharing facilities. In addition, there will be 0.5 hectares of parks and open space. Furthermore, there are also 13,960 square meters of river banks that can be developed into parks or plazas that can be used as conservation.

Lebak Bulus

The city design guidelines for this region were established through Pergub No. 57 of 2020. The theme is Jakarta Terminus South Gate. “We will make the gate south of Jakarta,” William said.

In this area there are 200,000 square meters of mixed function development. In addition, there are 1.5 hectares of parks and open spaces, 78,404 square meters of public shade, and 5,000 square meters of PKL area.

There are also 7 park & ​​ride points, which provide an additional 1,500 parking spaces. This supports Lebak Bulus as the last stop of the Jakarta MRT by accommodating the transfer of modes of transportation from private vehicles to the Jakarta MRT.
