WOZ value may count less from May when determining rent

The WOZ value may count less from 1 May to determine the amount of rent. Minister De Jonge for Housing and Spatial Planning says that the WOZ value may then only count for a maximum of 33 percent. In this way, the government wants to keep rents in areas with a large housing shortage within limits.

Municipalities use the WOZ value to determine the value of homes. In areas with a housing shortage, rents are rising so much that they threaten to become unaffordable for many people. In those areas, the WOZ value has an “unintended effect” on rents, according to De Jonge.

According to De Jonge, the measure ensures that “social rental housing will also remain real social rental housing”. He thinks that this way people and families with low incomes “have a better chance of having an affordable home”.

The Ministry of Housing and Spatial Planning calculated that with the introduction of the measure, approximately 23,000 homes will remain available for the social housing stock. About 15,000 high-rent homes are also returning to the social sector.
