The evaluation of asking rents in retail does not show a clear picture in the major German cities in 2020. While shops in Dresden, Düsseldorf and Stuttgart were on average 11.5% more expensive on average and Essen (8.8%) and Frankfurt (7.4%) also rose, in Dortmund (-8.9%) Leipzig (-7.9%), Berlin (-5%) and Hanover (-3.5%) a decline. Hamburg is practically at the previous year’s level (+ 0.1%). Munich (+ 1.1%) and Cologne (-1%) complete the field.

The data were evaluated by Immoscout24 together with the Institut der Deutschen Wirtschaft. Berlin, Munich, Hamburg, Cologne, Düsseldorf, Frankfurt, Stuttgart, Dresden, Leipzig, Hanover and Essen were taken into account.

Brokerage companies such as CBRE or Comfort had recently reported a significant decline in shop rents. However, the brokers only take into account actually concluded rental contracts in Ia locations, while Immoscout24 looks at advertised commercial properties in an entire city.
