The sale of homes grows 38.1% in 2021, in line with loans (+35.7%), according to notaries

The sale of homes rose by 38.1% in 2021, reaching 676,775 units and the average price per square meter stood at 1,507 euros per square meter, 5.3% more, while the granting of mortgage loans for the acquisition of housing did so by 35.7%.

These positive variations respond, in part, to the comparison with 2020, an anomalous year due to the impact of the health and economic crisis caused by Covid-19, according to the General Council of Notaries.

By type of home, sales of flats increased by 38.2% year-on-year, reaching 507,209 units, while single-family homes increased by 37.8% year-on-year, reaching 169,566 units.


The prices of flats had an increase of 3.6% compared to 2020, reaching 1,701 euros per square meter, while the price of single-family homes averaged 1,195 euros per square meter, registering an increase of 10, two%.

INCREASE IN PURCHASES BY AUTONOMY

The sale of housing in 2021 grew in all the autonomies and at double-digit rates.

Specifically, the regions where an evolution above the national average was registered were: Balearic Islands (+51.3%), Canary Islands (+43.7%), Andalusia (+43.1%), Valencian Community (+41 .7%), Cantabria (+40.1%) and Catalonia (+39%).

Meanwhile, Castilla-La Mancha (+37.1%), Madrid (+36.4%), Castilla y León (+35.8%) and La Rioja (+33.8%) were below the national average. ). The rest of the autonomous communities registered increases of between 20 and 30%.

For its part, the price per square meter rose 5.3% annually at the national level. In thirteen regions there was an increase in the price of housing and in the remaining four it decreased.

The largest increase was recorded in the Balearic Islands (+14.2%), followed by Andalusia (+8.1%), the Canary Islands (+7.9%), Navarra (+7.4%), Madrid (+7.1 %), Valencian Community (+5.6%) and Galicia (+5.6%).

Also showing increases, but below the national average, were Castilla-La Mancha (+4.6%), Murcia (+4.5%), Cantabria (+3.9%), Catalonia (+3%) , Basque Country (+0.6%) and Extremadura (+0.4%).
On the other hand, prices in La Rioja (-5.9%), Asturias (-1.9%), Castilla y León (-0.7%) and Aragón (-0.4%) recorded declines in 2021.

For their part, mortgage loans for house purchase grew by 35.7% annually at the national level, to 344,432 operations and an average amount that rose by 2.9% annually, to 147,654 euros.

In addition, 100,122 operations were signed for other purposes, so that the total number of new mortgage loans reached 444,555 in 2021, 32.1% more than the previous year.

At regional level, and as in the case of home sales, mortgage loans for home purchase increased in all regions, and at double-digit rates.

Above the national average were Murcia (+41.3), Catalonia (+40.9%), Cantabria (+40.1%), the Valencian Community (+39.2%), Andalusia (+38.4 %), Madrid (+36.6%) and the Canary Islands (+36.2%). The rest of the autonomies registered increases below the national average but above 20% per year in any case.

Meanwhile, the average amount of new loans for home purchase ranged between 233,026 euros in the Balearic Islands and 91,227 euros in Extremadura.

According to the notaries, the annual evolution was uneven, growing in 13 autonomies and decreasing in the remaining four. The increase in the Balearic Islands (+11.7%) stood out, followed by La Rioja (+6.5%) and Cantabria and Andalusia (+5.3% each). The setbacks in the average amount were registered in Canarias (-3.9%), Aragón (-3%), Galicia (-1.5%) and Extremadura (-0.7%).
