In 2020, the year of Covid, the value of the real estate market in Florence suffered a setback compared to the previous year, with an overall contraction of 1.9%. This figure had an impact on the 8.1% decrease in District 4: the area most affected by the decline in real estate value was that of Legnaia-Isolotto with -14.3%, followed by -11.8% in Soffiano and from -6.7% of San Quirico. The minor loss is that of Le Torri-Ponte a Greve with -1.8%.

In Q1, in the San Jacopino area, there was a decrease of -4.2% compared to the pre-pandemic real estate values, as well as in the areas close to the city center, which are all affected by a decline in real estate value, starting from that of Statuto-Libertà-Fortezza, which recorded a -3.5%. The Romito area is worse off, with -3.9% followed by Piazza Leopoldo and Piazza Viesseux which amounted to -3.7%.

As regards the Novoli-Careggi macro-area, the slight reduction in values ​​in the first part of 2020 was offset by a recovery in the second part of the year, bringing the value for the period back to -1.0%. In contrast, the area of ​​Piazza Puccini, whose real estate value is up by 4.2%, with lively demand due to the recovery of the former Manifattura Tabacchi and the expectations linked to the arrival of the future line 4 of the tramway.

Campo di Marte also shows stability in values ​​with an initial downward trend in the first part of 2020 (Mazzini-Oberdan-5%), recovered in the second part of the year thanks to the peripheral areas of Rovezzano (+ 2%) and Varlungo ( + 4%) whose low costs have attracted those who have less availability of spending. Work on the tramway that will connect Piazza della Libertà to Bagno a Ripoli is also expected in this macro-area.
