The home mortgage firm rises 10.9% in 2022, to its highest figure in 12 years

The number of mortgages constituted on homes rose 10.9% in 2022 compared to the previous year, to add 463,614, its highest figure since 2010, when home loans reached 607,535, according to data released this Thursday by the National Institute of Statistics (INE).

With this rebound in 2022, the home mortgage firm chains two years of promotions after the 6.5% drop that it registered in 2020, a year marked by the start of the pandemic.

However, the 2022 increase it has moderated almost 13 points compared to that registered in 2021, when home loans shot up 23.8%.

The average amount of mortgages constituted on homes rose 5.8% in 2022, to 145.510 euroswhile the loaned capital increased by 17.3% in the whole of last year, to exceed 67,460 million euros.

By autonomous communities, those that registered the highest number of mortgages constituted on homes in 2022 were Andalusia (91.287), Catalonia (80.767) y Madrid (80.416).

In all regions, more home mortgages were signed in 2022 than in 2021 except in Navarra, where they fell by 4.6%. The highest increases corresponded to The Rioja (+28,5%), baleares (+23,6%) y Canary Islands (+23.1%), while the least pronounced occurred in cantabria (+2,8%) y Estremadura (+4,8%).

Only in the month of December, 30,075 mortgages were signed on homes, figure 8.8% lower than that of the same month of 2021. With this drop, 21 consecutive months of year-on-year increases come to an end. The capital lent exceeded 4,326 million euros in December, 9.2% less than in December of the previous year, while the average amount fell 0.4%, to 143,854 euros.

In monthly values ​​(December 2022 compared to November of the same year), home mortgages plummeted 23.5%, their biggest decline since 2018, while the borrowed capital fell by 25.5%, its biggest decline also since the year 2018.

In December 2022, the average interest rate for the total mortgage loans stood at 2.83%, with an average term of 23 years. In the case of homes, the average interest was 2.67%, above the 2.54% of a year earlier, with an average term of 24 years.

34.5% of mortgages on homes were constituted last December at variable rate, while 65.5% signed fixed rate.
