Real estate: The prices of a new apartment in the major cities of France in 2020 – Real estate prices

The differences between the municipalities are extremely important. Thus, the average price of new in the 15th arrondissement in Paris reached the record level of 13,767 euros per square meter. On the other side of the spectrum, in Tourcoing, prices are four times lower, according to figures from the Barometer of the Real Estate Laboratory.

(BFM Immo) – In 6 months, between November 2019 and May 2020, the price of new apartments in France increased by 3.4%. This is the finding made by the Real Estate Laboratory, a research department of Theseis, a platform dedicated to wealth management professionals. For the 2nd edition of its barometer of new property prices, the Laboratory establishes that the average price in France for a new apartment now reaches 4,806 euros per square meter. “This price generally includes parking, with the exception of Paris where a very large majority of operations do not have it”, specifies the barometer.

But obviously there are big differences between the municipalities. Thus, the ratio between the average price of the 15th arrondissement of Paris (13,767 euros per square meter) and that of Tourcoing (the cheapest municipality at 3,252 euros per square meter) is 1 to 4. In the 15 largest cities, Paris is the most expensive municipality with an average of 12,414 euros per square meter. Lyon and Nice come in second and third with respectively 6,148 euros per square meter and 5,660 euros per square meter.

At the bottom of the table, four large cities still manage not to exceed the bar of 4,000 euros per square meter: Grenoble (3,927 € / m²), Lille (3,905 € / m²) and Reims (3,735 € / m²). Le Havre brings up the rear, grazing the € 3,400 / m² bar at € 3,395 per square meter.

Very few cities under 4,000 euros in Ile-de-France

The cities of Ile-de-France posted an average price of 6,562 euros per square meter at the end of May. After Paris, Levallois-Perret and Boulogne-Billancourt are the two most expensive cities. It will cost an average of 11,404 euros per square meter for a new apartment in Levallois and 10,589 euros per square meter in Boulogne. On the other hand, it is still possible to buy new buildings at less than 4,000 euros per square meter in Seine-Saint-Denis in Epinay-sur-Seine (3,737 € / m²), Bondy (3,807 € / m²) or Drancy ( 3,882 € / m²).

In the provinces, the average price for a new apartment is 4,278 euros per square meter. “Annecy, Antibes and Lyon form the trio of the most expensive provincial towns, with average prices reaching or exceeding 6,000 € / m². On the list of the most affordable cities, we find in the order Tourcoing (3,252 € / m²), the 15th arrondissement of Marseille (3,278 € / m²), Brest (3,284 € / m²), Limoges (3,361 € / m²) and Pau (3.363 € / m²) ”, can we read on the barometer.

Falling prices in Paris

As for developments, Paris is the only municipality whose new home prices have fallen slightly, with -0.2% in 6 months. “This slight decline is due to the end of the marketing of a few emblematic operations which are more expensive than others and to the launch of new programs in districts which are among the cheapest in the capital, which automatically led to a drop in the average price in new in Paris ”, explains the Real Estate Laboratory. All the other municipalities show increases of between 0.6% (Bordeaux) and 7% (Lille).

Methodology: At the end of May, the Real Estate Laboratory compiled more than 4,800 new real estate programs. The results are published for municipalities with more than 45,000 inhabitants; only the districts or municipalities with at least 3 new real estate programs currently being marketed were selected.
