Real Estate Sales and Prices Decline in Loire-Atlantique: Notaires de France Study

Between September 1, 2022 and August 31, 2023, sales of real estate, all properties combined, fell by 14% in Loire-Atlantique, according to the study carried out by Notaires de France. In detail, sales of building land collapsed by 33%, those of old houses fell by 15%, those of new apartments by 9.6%, while sales of old apartments limited the decline to 8.3%. This decline in the market is accompanied by a drop in prices, more noticeable in the department than at the national level. For example, the price of old apartments fell by 2.7% in Loire-Atlantique while it increased by 1.4% nationally.

Price stability in Nantes, progression on the coast

The median price per square meter of old apartments fell slightly in Loire-Atlantique to stand at €3,700. It increased, on the other hand, by 7.3% in Vendée to reach 3,510 euros. These developments are, however, far from being uniform across geographic sectors. If the median prices per square meter of old apartments are falling in Nantes, they are increasing on the contrary in the coastal areas: +7% on the coast in the North Loire and even +2% on the South Loire coast. Prices are also increasing in the inner suburbs of Nantes (+2%) and even more (+13%) in the Machecoul-Clisson basin.

The median price (295,000 euros) of old houses follows roughly the same trend: stability in Nantes and its inner suburbs, progression on the coast, as well as in the Herbignac-Savenay-Pontchâteau and Machecoul-Clisson basins. .

For new apartments, the median price per square meter is 4,780 euros, an increase of 4% over one year. Building land is growing, for its part, by 7%: they reach a median price of 80,000 euros in Loire-Atlantique and 50,000 euros in Vendée. However, the price differences are significant. You have to pay on average 168,000 euros to buy land on the Nord-Loire coast, 117,000 euros in the Nantes area, but only 57,000 euros in the Nazair area or the Blain basin. 80% of the buyers are residents of the department.
