The modern residential complex in the ICE area in Limburg, which was named after the 30th anniversary of the real estate company, comprises a total of 104 residential and four commercial units on an area of ​​4,500 square meters. The advancement of the AfA increase by the federal government now creates financial leeway and makes an investment in rented apartments even more attractive.

Current status of the construction project “AMADEUS 30 YEARS ANNIVERSARY 1991”

The demand for apartments in the catchment area of ​​Frankfurt am Main is still very high. With the construction project, the AMADEUS Group not only crowns its own 30-year company history, but also makes a valuable contribution to the region. In order to be able to use the created living space as soon as possible, the project was divided into two construction phases. The construction work of the first construction phase with 58 apartments and two commercial units has been completed. In the meantime, the rental of the residential units with a size between 50 and 90 square meters has started. In a very short time, a large part of the available apartments have already been rented.

The completion of the second construction phase is planned for April 2023. Here, too, the AMADEUS Group is on schedule. The interest in the apartments is great because it is an ideal location with numerous jobs in the area. The settlement of other companies in the region will also increase demand. Due to the location at an important traffic junction, the apartments are ideal for commuters in particular. Both Frankfurt am Main and Cologne can be reached quickly thanks to the connection to the A3, Frankfurt Central Station and the airport. A family-friendly infrastructure with numerous educational and recreational opportunities completes the excellent location.

Only a few residential units are now available. With the increase in depreciation, it is foreseeable that demand will increase further.

Federal government prefers AfA increase again

In Germany there is a great need for rental apartments. In order to meet this demand, 400,000 new homes are to be built each year. However, the high inflation and the sharp rise in interest rates make it difficult to realize this project.

In the coalition agreement, the traffic light parties already agreed on an increase in straight-line depreciation for new rental apartments by the end of 2023. Due to current developments, the increase was initially brought forward to July 1st and then even to the beginning of 2023. Investors in rental apartments that were completed before January 1st, 2023 now benefit from a 50 percent increase in depreciation. Previously, rental residential buildings could be depreciated at 2 percent annually, now this figure is 3 percent. This results in an attractive tax advantage that creates financial leeway and weakens the current interest rate trend.

“There was already great interest in our modern apartments from AMADEUS 30 YEARS ANNIVERSARY 1991. The increase in depreciation makes an investment attractive for even more people. I assume that the quota of available apartments will be exhausted in the next few weeks. But we also want to tackle and implement similar projects in the future in order to meet the growing demand for living space,” summarizes Dirg Parhofer, Managing Director of the AMADEUS Group.
