As the government confirmed the plan to establish a new metropolitan area express railroad (GTX-A)’Changneung Station’ in the Changneung district of Goyang, Gyeonggi-do, voices of dissatisfaction among the residents of Ilsan New Town are emerging. While housing prices in the metropolitan area have risen significantly, the house price has only recently started to rise, because of the thought of encountering bad news. Experts believe that there will be no significant impact right away.

According to the real estate industry on the 30th, the Ministry of Land, Infrastructure and Transport held a deliberation by the Metropolitan Area Transit Committee on the 29th, and confirmed measures to improve wide area traffic, with the content of constructing an additional Changneung Station on the GTX-A line.

A third new town with 38,000 households is planned to be built on a housing site of 8.13 million square meters in Changneung, Goyang-si. At the time of the announcement of the 3rd new city plan, the government showed that it was difficult to establish a new GTX station in Changneung. However, after deliberation, it was decided to build a new Changneung Station (tentative name) by investing 165 billion won.

If the GTX-A line from Paju to Seoul Station and Samseong Station to Dongtan stops, the effect of dispersing the demand for Seoul housing in Changneung is expected to increase. However, there are voices of dissatisfaction among some Ilsan residents.

When the government initially announced that it would build the third new town in Changneung, there was a lot of opposition in Ilsan. This is because there are concerns that if a new city is created in Changneung, which has better accessibility to Seoul, transportation conditions in Ilsan will worsen, and demand will drain and house prices will fall.

In addition to this, the price of houses has recently started to rise, and there is a growing concern that house prices may be lowered if there are plans to increase the value of Changneung. According to KB housing market trends, housing prices in Ilsanseo-gu, Goyang-si, Gyeonggi-do in December, rose 4.56% from the previous month, and Ilsan-dong-gu, Goyang also rose 3.34% in a month.

“Ilsan was sentenced to death due to the establishment of GTX Changreung Station,” said Kim Mo, who said he was a resident of Ilsan. He also said, “I didn’t think that GTX would happen in Changneung, but now, as the new GTX station in Changneung New Town has been confirmed, there is nothing better about Ilsan than Changneung.”

“Ilsan is still in an environment where commuting to Seoul is difficult,” said Ilsan-dong A representative of an authorized brokerage company.

On the other hand, some people in Ilsan believe it is not a bad thing. One resident said, “There will be no big impact,” and expected, “There are many advantageous things, such as having trams and more roads in the dining area in Ilsan.” Another resident also predicted that there would be no impact on Ilsan, citing the reason that there would be many rental houses in Changneung.

Experts predict that GTX’s via Changneung will not have a significant impact on the real estate market in Ilsan right away.

Yeo Kyung-hee, senior researcher at Real Estate 114, predicted that “Ilsan may be affected by the construction of the GTX route and the new town of Changneung, but since it takes a considerable amount of time to actually build, there will be no sudden damage to surrounding areas such as Ilsan.”

He predicted, “In the next year, there is a high possibility that people who have difficulty buying apartments in Seoul will continue to buy mid-to-low-priced homes in neighboring areas of Gyeonggi Province, which could lead to an increase in house prices in Ilsan.”

Ko Jun-seok, an adjunct professor at Dongguk University’s Graduate School of Law, said, “Ilsan has a weak self-sufficiency function and there are many complexes that have been built for a long time, so the gap may widen after the 3rd new city is completed.”
