Ivana Trump’s Opulent Manhattan Home: Still on the Market after a Year with Reduced Price

Ivana Trump’s opulent Manhattan home is still on the market after a year. Last month, the price was reduced by $4 million, to $22.5 million. Ivana Trump died last year. Proceeds from the sale will go to her estate, which benefits children Donald Jr., Ivanka and Eric.

The late Ivana Trump’s New York townhouse has been on the market for a full year with no buyers. In September, it took a $4 million cut from its original asking price, down to $22.5 million.

The extravagant residence remains practically intact since his death in July 2022. In fact, very little has changed since Ivana Trump, former President Donald Trump’s first ex-wife, renovated the house in the 1990s.

“It’s very beautiful and very French, with a taste of Versailles inside,” according to the home’s real estate agent, J. Roger Erickson of Douglas Elliman. He was hired by Ivana Trump’s estate, which benefits her three children Ivanka, Donald Jr. y Ericaccording to Erickson.

The six-story, nearly 8,800-square-foot townhouse was built in 1879. It is still decorated with furniture from the late Ivana Trump, lined with red carpets and walls covered in red silk, and filled with gold accents and ornate crystal chandeliers.

“Ivana said that ‘the house is how Louis XVI would have lived if he had money,’ and that sums it up perfectly in her own words,” Erickson said.

Ivana Trump’s former home in New York is located between Fifth Avenue and Madison at 64th Street.

In many cases, sellers stage their homes professionally to make them more attractive to potential buyers. In this case, the interiors of 10 E. 64th St. are still to the taste of its late owner.

Since his death from a fall on the home’s grand staircase, the residence remains a time capsule, with family photographs still adorning the walls and shelves. A large poster of one of Ivana’s appearances on a magazine cover hangs on a wall outside the headquarters. Her book “Raising Trump” is on the coffee table in the living room.

Public records show Ivana purchased the limestone townhouse in 1992 for $2.5 million. According to Erickson, it was in disrepair when Ivana bought it and she spent millions renovating it and infusing each floor with her distinctive style.

“For 30 years, the market has exploded,” Erickson said.

The latest sales price puts the home’s price per square foot at just under $2,600, in line with the average price per square foot for luxury home sales (top 10% of sales) seen in the third quarter , according to him Elliman report.

However, the property, which went on sale last November, has been on the market longer than the average for a townhouse in New York, which was about five and a half months in the same quarter and was measured from the last price change to date of the contract, according to Jonathan Miller, president of Miller Samuel Inc., a real estate appraisal and consulting firm.

When properties like this stay on the market longer than the average marketing time, the listing price is likely overpriced, Miller told CNBC.

“The highly customized interior décor of this home is also likely contributing to the delay in marketing since then,” Miller said.

Only time will tell if the recent reduction in the asking price will help the house sell.

The library furniture is upholstered in a polka dot pattern, as are the pillows, walls and rugs. The room is decorated with paintings depicting leopards, a small blonde doll in a fur coat sitting on the leopard sofa, a tray adorned with a wild cat, and a photographic portrait of a young Ivanka with her mother. Among the home’s five bedrooms is Ivanka’s former suite, which includes a fireplace and a four-poster bed that is still adorned with a golden crown on top. In the bathroom, some of the ceramic wall and shower tiles are personalized with “Ivanka” handwritten and adorned with hearts.

Adjacent to a small kitchen on the second floor is a small dining room with a crystal chandelier hanging directly below a skylight. Ivana’s children would consider selling the house fully furnished, Erickson told CNBC.

At the rear of the house is a 700 square foot brick patio.

Property taxes on the residence are nearly $10,900 a month or about $130,000 a year, according to the listing.
