Foreign investment in Spain peaks 5 years, with Costa Del Sol gaining on second home buyers

  • Foreign investors represented 68% of Spanish real estate investments in 2018 (Savills Aguirre Newman)
  • Notable Houstick of Residential Real Estate Investment in 2018 (Taylor Wimpey España)
  • Buyer Marc Dechoux cites personal use and investment as reasons for buying in Spain abroad

Savills Aguirre Newman reported record levels of foreign investment in Spanish real estate in 2018. A total of € 10,800 million was poured into Spanish real estate during the year. Foreign investors accounted for 68% of this total, or around 7,300 million euros. This figure was the highest for five years and increased by 23% compared to the amount invested in Spanish property by foreign buyers in 2017.

“The increase in investments by foreign buyers was certainly noticeable in 2018. The appetite of real estate buyers from Europe and the United States has been particularly strong and we are convinced that 2019 will also be a strong year for the Spanish real estate sector in as this interest persists. ”

Marc Pritchard, Director of Sales and Marketing at Taylor Wimpey España As the big Spanish automaker Taylor Wimpey España observed, figures from Savills Aguirre Newman show that 85% of the volume of cross-border transactions came from Europe and the United States , which together accounted for just under 57% of the total investment. The e-commerce, retail and office sectors have performed particularly well, while the Spanish secondary domestic market has also grown stronger.

One of those who bought a second home in Spain abroad in 2018 was Marc Dechoux. Marc bought a house in La Floresta Sur, on the Costa del Sol, where ready-to-key houses are available from € 228,000. The two bedroom homes are just 40 km from Malaga International Airport, nestled among many excellent golf courses and the nearby beaches of Elviria, Cabopino and Bahía de Marbella (Marbella Bay).

After finding La Floresta Sur on a real estate portal while at home in France, Marc was drawn to the pleasant location and the quality features of the development. The site has a communal swimming pool and beautiful surroundings, which have been declared a natural biosphere reserve by UNESCO.

Like many foreign buyers of Spanish real estate, Marc was looking for a property that would serve as both a vacation home and an investment. La Floresta Sur ticked all the right boxes, with Marc describing it as “the right apartment at the right price (great location, high construction standards combined with beautiful apartment layout).”

After a smooth and efficient transaction, Marc is soon taking advantage of his new Spanish home. The ease with which the transaction took place is another reason investors are so excited about Spain right now. Quite simply, it is an easy country to invest in who choose to do so by reputable real estate developers such as Taylor Wimpey España.

“We have been operating in Spain for 60 years now and I have been personally involved with Taylor Wimpey España for 25 years. Just as important as the properties themselves is providing buyers with a clear and established path to purchase property here. People buy vacation homes for a variety of reasons, but one thing they all have in common is that they want the transaction to go through quickly and with a minimum of fuss. Providing this exceptional customer experience is part of what has allowed Taylor Wimpey España to thrive in Spain for so many years. ”
