Economy.- The sale of homes grew 1.1% in February and the price fell 5.1%, according to notaries

Home sales stood at 44,833 transactions in February, representing a year-on-year increase of 1.1%, while the average price per square meter of homes sold was 1,366 euros, representing a fall of 5.1% , according to the data published this Thursday by the General Council of Notaries.

According to the analysis, the sale of housing stood at 44,833 transactions, which represents a year-on-year increase of 1.1%, but which is lowered to 0.6% in the series adjusted for seasonality.

By type of home, the sale of flats showed a year-on-year decrease of 2.9% (-3.5% in the series adjusted for seasonality), while that of free-priced flats fell 3%.

As explained by the General Council of Notaries, this drop in transactions of free flats was exclusively due to the contraction in sales of second-hand flats (-4.7%), since those of new flats increased by 14.1% .

SALE OF SINGLE-FAMILY HOUSES UP 14.6%

For its part, the sale of single-family homes showed an increase of 14.6% year-on-year, in line with the data provided by real estate portals, which reflect a greater interest in this type of housing after the pandemic.

In terms of average price, the square meter of homes purchased in February reached 1,366 euros, thus reflecting a decrease of 5.1% year-on-year.

This reduction in the price per square meter of homes was due to the fall in those of flats (-5.1%), since the price among single-family homes increased by 0.9%.

For its part, the price per square meter of free-priced flats fell 5.4%. Within these, the price of second-hand properties stood at 1,509 euros (-6.3% year-on-year) and that of new apartments, at 2,120 euros (-3.6% year-on-year).

Finally, in February the sale of other properties stood at 11,360 operations (8% year-on-year), of which 46.4% corresponded to land or plots. The average price per square meter of these transactions stood at 146 euros, which represents a fall of 28.5% year-on-year.

MORTGAGE LOANS INCREASE

For its part, the number of new mortgage loans made in February was 31,827, which represents an increase of 4.9% year-on-year and 2.3% in the series adjusted for seasonality. The average amount was 164,092 euros, thus reflecting a fall of 8.1% year-on-year.

For their part, mortgage loans for the acquisition of a property increased by 9.3% year-on-year in February, with a total of 26,050 loans.

This was due, on the one hand, to the increase in loans for the acquisition of a home (10.3%) and, on the other, to the decrease in those for the acquisition of other properties (-5.3%).

The average amount of the loans for the acquisition reached 141,263 euros (-2.6% year-on-year). In the case of homes, the average capital was 137,936 euros, assuming a decrease of 3.6% year-on-year, and for the rest of properties the average loan reached 196,701 euros, an increase of 12.7% year-on-year.

Loans for construction showed a year-on-year fall of 9.5% in February, reaching 607 operations. The average amount of the same was 462,917 euros, thus picking up a strong interannual contraction of 18.5%.

For its part, the average amount of loans for the construction of a home fell by 14.3%, to 313,709 euros (524 operations).

Finally, the percentage of home purchases financed by a mortgage loan stood at 54.9%. In addition, in this type of purchases with financing, the amount of the loan was on average 74.8%.
