Builders who cannot provide evidence of enough parking spaces for cars or who cannot create a prescribed playground will have to dig deeper into their pockets in Wolfratshausen in the future. Because from January 1, 2022, there will be new transfer amounts for parking lots and playgrounds in Loisachstadt. The city council will set the amount by resolution on Tuesday, September 21st. The new transfer fees were discussed in advance in the building committee on Wednesday.

By law, builders who cannot create enough parking spaces on their own or a neighboring property can redeem them from the municipality for a fixed amount of money. In Wolfratshausen this costs 15,000 euros per parking space. The money raised in this way is to be used for the creation of public parking spaces. Because the amounts have remained unchanged since 2002, the building committee decided in June to adjust them. The administration then made a query in the neighboring municipalities of Bad Tölz, Geretsried, Starnberg, Weilheim and Penzberg. Taking into account the land prices and the size of a parking space, costs between 15,750 and 20,125 euros result according to the meeting template. Unlike before, the redemption is now to be staggered: In the case of listed buildings, loft extensions and additions where less space is available, according to a unanimous decision, the redemption should continue to amount to 15,000 euros per parking space; for all other construction projects 20,000; a parking space not created for people with disabilities will cost 30,000 euros in the future.

According to the new Bavarian building regulations, developers can also replace playgrounds, which are mandatory for larger building projects, from the municipality. The necessary size depends on the total living area: 1.5 square meters of play area are provided for every 25 square meters, but the playground must be at least 60 square meters. The municipality uses the collected sums for the construction and maintenance of public playgrounds. As Susanne Leonhard said, they are getting more and more expensive. When determining the transfer fee, the opinions in the committee, unlike in the case of the parking lots, differed. While Hans Schmidt (Greens) and Günther Eibl (CSU) proposed a transfer of 50,000 euros per 60 square meters, Fritz Schnaller (SPD) pleaded for a cheaper transfer. If the amount was too high, the builders would fulfill their compulsory program and set up a mandatory playground. Realistically speaking, most of the playgrounds in residential complexes are rather bleak and of little interest to children. A transfer fee of 30,000 euros is better. “We can then invest them in our large playgrounds and make them more interesting.” The majority finally followed his suggestion. Only Schmidt voted against.
