Chaos in Schwabing: Track Renewal Causes Disruptions and Losses for Businesses in Munich

Munich – A week ago on Monday there was chaos in Schwabing all of a sudden. Orange construction site fences at the southern end of Belgradstrasse, at Hohenzollernstrasse, and also at the upper end of Kurfürstenstrasse. And no more getting through to Kurfürstenplatz, from where trams and buses usually run in all directions.

The tram tracks at Schwabinger Kurfürstenplatz have been being torn out and replaced since October 9th. This will take at least eight weeks. However, residents and business people were completely surprised by the huge construction site. © Irene Kleber The tram tracks at Schwabinger Kurfürstenplatz have been being torn out and replaced since October 9th. Track renewal work at Kurfürstenplatz in Munich until the beginning of December

If you were looking for a clue as to what this was going to be, after a long search you found a printed A4 note hanging on the outside wall of the Venezia ice cream parlor. It said in small print that track renewal work was being carried out on Kurfürstenplatz on behalf of the municipal utilities. And indeed, the shock wears off, “probably until December 1st”, i.e. for at least eight weeks.

Not only that trams 12, 27 and 28 will no longer be running (but rather complicated rail replacement services by bus). Drivers can no longer park far and wide. And for pedestrians who otherwise have countless shopping options here, from pretzels to glasses to winter coats, obstacle courses suddenly open up amid noise and dust.

No warning and a slump in sales: shop owners in Munich are at their wits’ end

Just a week later – there are now proper signs – a number of shopkeepers and residents around Kurfürstenplatz are nervous. “I now have exactly three customers coming to me a day instead of 30,” says Monika Wofinger from the Parita fashion store, which is located on Hohenzollernstrasse right at the now closed stop of the 12 tram. “What is being done here is endlessly damaging to business .”

She was completely surprised by the large construction site in front of her store. “If I had had any information, I wouldn’t have bought so much autumn goods,” she says angrily. “I’ll just sit on that one now.”

Marion Wagner from the “Hautnah” laundry shop around the corner on Belgradstrasse is similarly upset. The construction fence also runs in front of her shop, and the new one-way system heading out of town also blocks it off, and customers can hardly find it anymore. “I’ve already lost 70 percent in sales, that’s a huge drop. Why, please, didn’t they tell us beforehand that the construction site was coming?”

The replacement bus doesn’t help either: “It’s a disaster for our business”

In the glasses and hearing aid store “Docks” on Kurfürstenplatz last Friday, the exhibition glasses even fell out of the display in the window due to the vibrations caused by the tracks breaking out. “The noise is immense,” says owner Jörg Baethke, “sometimes we can’t even work with the hearing aids.” The worst thing, he says, “is that without trams and parking spaces we are catastrophically cut off from traffic.” The 27 replacement bus doesn’t help either, “the route is adventurous.”

If you want to come from Stachus (usually a lightning-fast, straight tram route), you now have to take a huge loop with twelve stops via Nordbad to Elisabethplatz and then walk another 300 meters. “This is particularly unreasonable for our older customers,” says Baethke, “and it’s a disaster for our business.”

MVG explains the construction work on Kürfürstenplatz: Only patience helps

Why did the resident information work so poorly beforehand? When asked by AZ, the Munich transport company MVG explains that the distribution of the information letters “partially overlapped with the start of construction work due to illness”. And there is “unfortunately no” less inconvenient bus replacement service – also because many streets in Schwabing are too “narrow, parked or blocked by construction sites”.

This is little consolation for those affected. Monika Wofinger is trying out a counter-program in her Parita fashion store (Hohenzollernstr. 90): On Friday (October 20th) she’s having a “construction site party”. With Prosecco, for everyone who wants to stop by.
