Cheaper than the Daegu building market price, the Miryang building was given as a gift

– On the afternoon of the 31st, a middle-aged man living on the second floor of a two-story building in Samdeok-dong 3-ga, Jung-gu, Daegu, answered the reporter’s question.

This building was owned by the wife of the Democratic Party lawmaker Park Bum-gye (57), who was appointed as the next Minister of Justice until last July. When asked by reporters, “Did you know that Senator Park’s family owns this house?” the tenant closed the door and disappeared.

Controversy has been raised over suspicion that candidate Park, who was nominated as the successor of Justice Minister Chu Mi-ae, disposes of his own real estate as a trick to people presumed to be relatives. Earlier, Candidate Park said, “I will dispose of all but one apartment to live” on the date of controversy over multi-household ownership by high-ranking public officials. Last July, through his social network service (SNS), he said, “We will actively respond to the policy of President Moon Jae-in and the party,” and “we agreed with his wife to dispose of houses and buildings in Daegu and Miryang in order.”

The JoongAng Ilbo confirmed the registered copy on the 31st. As a result of the fact that candidate Park’s spouse, 53, has a two-story building in Samdeok-dong 3-ga, Jung-gu, Daegu, until last August In Gagok-dong, he owned some of the neighborhood living facilities (137.94㎡ out of 275.87㎡) as a gift from his parents. Joo sold the Daegu building on August 1 and gave the Miryang building on the 25th of the same month.

In the case of the Daegu building, suspicion was raised that it was sold to Mr. A (55), who is believed to be a relative with the same surname as Joo. The building was sold to Mr. A for 700 million won, and it is stated on the registered register.

However, a nearby real estate official said, “This area has many restaurants and cafés that young people like, and because it is near Kim Gwang-seok-gil, the development benefits are high, so the actual transaction price per pyeong reaches 10 million to 15 million won.” It is estimated to be about KRW 1.3 billion,” he said. He said, “The traded amount of 700 million won is at the level of the published land price much lower than the actual transaction price.”

When a family or other related person transfers assets higher or lower than the market price, if the difference between the market price and the transaction amount is more than 300 million won or more than 5% of the market price, the tax authorities consider this to be an act to unreasonably reduce the tax burden. It is a’denial of calculation of misconduct. In this case, additional tax obligations may be imposed due to unfair transactions.

According to JoongAng Ilbo’s coverage, all of Joo’s buildings in Miryang, Gyeongnam are currently empty. Until 2018, chicken houses, gas equipment companies, futon stores, boiler companies, etc. each paid 300,000 to 400,000 won per month to operate the store.Since 2018, when Mr. Joo received the gift, it has been left like a scrap building for more than two years. .

In a call with the JoongAng Ilbo, Mr. Kim (55), the president of a gas facility company, said, “I am not able to do business due to the decrease in the floating population. Looking at it, it seems that the economic situation of the building owner is not bad.” He added, “I think it is difficult to manage the building because Mr. Joo’s mother lives in Daegu,” he said. “I tried to demolish the building and build a studio, but I think it is difficult to manage in Daegu, so I know that I am just neglecting it.”

The price of which Mr. Joo received half of his shares in the building from his mother is about 250 million won. The other half is owned by Mr. A. The building site area is 650㎡ (196 pyeong). Currently, the price of real estate has risen and is trading at 3 million won per pyeong.

Then, Joo gave the building to Mrs. B (24) and Mrs. C (18) on August 25, after Park said he would dispose of the house. B and C are presumed to be the children of Mr. A, the nephew of Mr. Joo. They also have the same surname as Joo.

An attorney in the Gyeongnam region said, “It is very rare if it is true that a gift was given to a nephew, not a child,” and said, “It seems that it is necessary to check the facts to see if it is actually a title trust.”

In a phone call with JoongAng Ilbo, Candidate Park asked, “Is it correct to sell and donate the Daegu and Miryang buildings to his wife’s relatives?” said.
