After Five Consecutive Weeks of Decline Slowdown, Seoul Apartment Real Transaction Price Index Marks a First-Time Rise in Seven Months

The Seoul apartment actual transaction price index, which had been weak due to the increase in quick sale transactions in January and February due to the deregulation of real estate, turned upward for the first time in seven months.

In addition, the decline in apartment prices in Seoul has slowed for five consecutive weeks, but it is evaluated that it is too early to see this as a trend.

Jamsil Jugong Complex 5 is considered one of the most promising reconstruction complexes in the Gangnam area with a scale of up to 4,000 households.

Due to a series of interest rate hikes, the exclusive area of ​​82㎡ fell to the 2.1 billion won range, a plunge of more than 1 billion won from the highest price, but recently recovered to the 2.7 billion won range.

The transaction price in some areas increased as quick sale transactions increased due to the effect of real estate deregulation earlier this year.

Apartments in Hannam-dong, Yongsan-gu, Jamsil-dong, Songpa-gu, and Apgujeong-dong, Gangnam-gu, centered on large-sized flats, recorded reported prices.

In fact, the Seoul apartment actual transaction price index in January rose 0.81% from the previous month.

It is the first time in 7 months since June last year that the actual transaction price index has risen.

The increase in the northeast region, including Nowon, Dobong, and Gangbuk-gu, was the largest, and the southeast region, where Gangnam 4 is located, also rose by 1.61%.

The transaction volume of Seoul apartments was also severe enough to stop at 500 cases in October last year, but after recording 1,000 cases in January, it quickly exceeded 2,000 cases in February.

The decline in apartment prices in Seoul has slowed for five consecutive weeks, and this is the lowest rate of decline in six months since the second week of September last year.
