A building permit has been received for the 2nd stage of construction of the Press House quarter :: Dienas Bizness

The Riga City Construction Board has issued a building permit for the 2nd phase of the construction of the Press House Quarter project.

According to the development plan, at the beginning of 2023, the construction of a multifunctional office center on the left bank of the Daugava is planned, integrating an educational institution into the 10-storey building.

The authors of the architectural vision for the multifunctional office center, which will house a modern educational institution, are internationally recognized architectural firms – Danish specialists “PLH Arkitekter” and “Arhis Arhitekti” led by Andris Kronbergs.

In the second round of project development, PLH Arkitekter has been entrusted with creating a construction project for a multifunctional office center by September 2022, which is planned to meet BREEAM “Outstanding” and nZEB or near-zero energy building standards. The concept of the center will include two Class A office buildings with a double facade, which will be connected by a courtyard with green terraces. Thus, on the left bank of the Daugava, on the landscaped Zunda canal, there will be Class A office space of 26,600 m2.

Giedrius Bernotas, a representative of the real estate project developer “Lords LB Asset Management”, explains that the project implementation plan is to create a meta-city or “city within a city” opposite the historical center of Riga: environment. Our ambition is to make this place a central business district in Riga with a modern and developed infrastructure, as well as a wide range of services. ”

At the same time, the architectural firm Arhis Arhitekti is developing a construction project to integrate a 5,000 m2 modern educational institution into the building of the multifunctional office center. It is planned to design according to BREEAM “Very Good” principles. The educational institution will be equipped with spacious terraces on two levels and a gym.

“We are currently in active negotiations with potential tenants. Working on the project, we take responsibility for society, history and the development of the city as a whole to help initiate new habits, functions and values, but most importantly – to create a modern educational institution in the heart of Riga. It is surrounded by well-maintained neighborhood infrastructure, including the Zunda canal bank, which residents and companies will appreciate as an invaluable contribution, as Riga will increasingly resemble Copenhagen with such a project, ”says Giedrius Bernotas, a representative of real estate project developer Lords LB Asset Management.

The development of the project “Press House Quarter” on the left bank of the Daugava is planned in three phases. In the first phase, according to the development plan, a Class A office center with an area of ​​26,500 m2 and a multifunctional center with an area of ​​40,000 m2 will be built, connecting the buildings to a passable atrium.

The multifunctional center will combine retail, sports and medical services, dining areas and a unique football pitch on the 5th floor of the building. It will be complemented by a children’s playground and public recreation areas. The three-level above-ground car park will have a total of 1,000 parking spaces for both staff and guests, electric car charging stations and 300 guarded bicycle parking spaces.

The author of the first round of development vision is the prestigious architectural firm Arhis Arhitekti in cooperation with Arrow Architects from Denmark. In turn, the construction of 76.8 million euros is being carried out by the experienced company UPB. The construction of both objects was started in 2021, and it is planned that the implementation of the 1st phase of the project “Press House Quarter” will be completed in 2023.

In the project “Press House Quarter”, a significant emphasis is placed on energy efficiency and infrastructure, the choice of environmentally friendly materials, the availability of the environment, sustainable management and the creation of a healthy work environment. Thus, from 2023, in the vicinity of the left bank of the Daugava, people will have public access to physical activity areas, leisure opportunities and a green urban environment.

The total cost of the first round will be more than 100 million euros. For the next rounds of construction and development, the project developers have not yet disclosed specific amounts of investment, but calculations show that the implementation of the project “Press House Quarter” from design to the third round will require almost half a billion euros.
