Last year, the overheating of the real estate market expanded nationwide, both for sale and for charter.

House prices have risen to the maximum in nine years and jeonse prices in five years, and this trend is expected to continue in the first half of this year.

In 2019, an apartment with an exclusive area of ​​84 square meters, which was traded at 540 million won, jumped nearly 400 million won in one year.

This is where the real estate market really caught fire as the capital relocation discussion continued.

Starting with Sejong City, last year, the nation’s house prices rose the highest in nine years.

Last year, the national average house price soared more than 5%, while Sejong City rose more than 37%.

The metropolitan area and five metropolitan cities led the rise in house prices.

In Seoul, the rate of increase was high in the outskirts of Nowon-gu, Guro-gu, and Gangbuk-gu due to the’balloon effect’ caused by Gangnam regulations.

In this situation, the number of apartment occupants in Seoul in the first quarter of this year, compiled by the Ministry of Land, Infrastructure, and Transport is expected to fall 34% from last year, making it difficult to absorb demand.

Last year, when the worst jeonse crisis was recorded, jeonse prices also rose throughout the year.

Last year, the nationwide jeonse price rose 4.6% from a year ago, the largest increase in five years.

In particular, the lease price, which had been quiet until the first half of the year, increased as the lease law was implemented.

Although the government has pushed to expand public leases to relieve the jeonse crisis, there are many evaluations that there are limitations.
