Where is the competition for old and new apartments particularly high?

Despite Corona, the demand for real estate is very high, especially in large cities and metropolitan areas. But how many competitors should those interested in finding a suitable old-style apartment or a chic new-build domicile expect? This is shown by the demand check by ImmoScout24.

Two out of three people who have searched for a rental property in the past five years have found it difficult to find a suitable property. 40 percent of those questioned found the search difficult, as a large number of applicants came across a property. This was the result of a representative survey by the trend research institute Innofact on behalf of ImmoScout24. Younger people between the ages of 18 and 29 in particular agree with this statement with 50 percent. But where is the highest competition for newly offered apartments for rent in Germany?

In Cologne, Leverkusen and Freiburg, a particularly large number of competitors come to an existing apartment

Apartment hunters need a lot of time and patience when looking for a suitable existing apartment. In Cologne, a: e apartment seeker: r had to prevail against 63 competitors on average in 2020, in Leverkusen it was 57 and in Freiburg im Breisgau 55. In Hamburg, an average of 53 interested parties asked for an existing apartment. Cities like Frankenthal in Rhineland Palatinate with an average of 52 applicants follow among the top ten in the ImmoScout24 demand check for 2020: Ulm and Ludwigshafen each with 51 seekers. In Munich there were an average of 40 interested parties for an existing apartment on offer.

Special situation in Berlin *: The rent cap leads to high competition for existing apartments

In Berlin, the competitive situation for existing apartments has intensified enormously in the past year. Because as a result of the rent cap, landlords are offering 68 percent fewer rental apartments with a year of construction older than 2014 on the ImmoScout24 real estate platform than a year before (apartments relevant to rent cap: Dec. 20 to Dec. 19). On average, 137 interested parties came to an existing property (older than two years). This puts Berlin in first place by a wide margin in the ImmoScout24 demand check. More than twice as many seekers as in Cologne were interested in an existing apartment on offer in the capital. “The competition for rental apartments has intensified enormously in Berlin over the past year. This is mainly due to the fact that the supply fell significantly last year as a result of the rent cap, ”says Dr. Thomas Schroeter, managing director of ImmoScout24.

Competition for a new apartment is particularly high in Berlin and Karlsruhe

ImmoScout24’s demand check also shows the highest demand per property in Berlin for new apartments. In the capital, there were an average of 29 contact inquiries for a new apartment in 2020, followed by Karlsruhe with 26 and Cologne with 25. Wuppertal and Augsburg are in fourth and fifth place (23 and 22 prospective apartments per new apartment offered). Freiburg im Breisgau and Munich were placed eighth and ninth in the demand check with an average of 19 applicants: inside each new apartment on offer.

Younger people in particular are adapting search criteria to increase their chances of getting a new apartment

69 percent of those surveyed who were looking for a rental apartment in the last five years found it difficult to find a suitable property, as there were hardly any affordable offers on the market. Most of them adapted the search criteria or thought about it: Almost half (46 percent) are looking for a new domicile on several channels according to the representative population survey by Innofact. 43 percent of the respondents calculate with a higher rental price and 41 percent increase the search radius. This is particularly evident with 47 percent in younger people between 18 and 29 years of age. The younger respondents up to the age of 29 also tend to forego a balcony or garden when looking for a balcony (37 percent). At 27 percent, younger people have pre-formulated application documents up their sleeves more often than people between 30 and 39 with 20 percent or 50 to 65-year-olds with 17 percent.

There are few competitors for an apartment in the existing segment in Hoyerswerda, Chemnitz, Plauen, Gera and Zwickau, with one prospective apartment per property. There is a similar situation in Gera and Zwickau for new apartments. In Wolfsburg, Dessau-Roßlau, Chemnitz, or Dresden there are an average of 2 interested parties for an apartment.

About the survey

On behalf of ImmoScout24, Innofact AG carried out an online survey of 1,008 people from December 14 to 16, 2020. The respondents were selected representative of the population according to age from 18 to 65 years and according to gender. All of the respondents have looked for a rental property in the past five years.

methodology

The data analysis included the number of contact requests in relation to the number of new or existing apartments offered for rent for the entire year 2020. All rental properties whose year of construction was more than 2 years ago count as existing apartments. Objects that are no more than 2 years old are referred to as new buildings.
