Almost ten percent more second homes in one year
The number of second homes rose from 6,610 to 7,250. This doesn’t just have to do with the apartment boom.
Zurich is still a long way from conditions like those in holiday villages. But the number of second homes is increasing, as is their share of the total stock. And quickly. This is reported by Statistics City of Zurich.
Last year alone, 410 new apartments were opened, compared to 580 the year before. This means that 4,710 of these professionally managed, furnished and short-term apartments are currently available in the city of Zurich. 120 of them were built in new buildings.
But the number of privately used second homes is also increasing. An apartment for which no one has been registered for more than two years is considered such. Currently, 2,540 apartments are considered private second homes, which is 290 more than in 2022.
Moved to the country because of Corona?
Urs Rey from Statistics City Zurich cannot say how many of these private second homes are rented out via Airbnb. There are also a number of other reasons why no one is registered in an apartment anymore, such as someone buying a small second home for professional reasons.
A total of 3.1 percent of all homes are used as second homes or apartments, compared to 2.9 percent last year. However, the distribution is very different. In District 1, the proportion of second homes and apartments is highest at 16 percent. In Schwamendingen, Affoltern, Höngg and Albisrieden, however, the proportion is less than 2 percent.
Urs Rey can only speculate about the reasons for the growth. The planned change to the building and zoning regulations may play a role in the apartments. This wants to curb their numerical growth. In the case of private second homes, it could be the coronavirus: people moved to the country because of it, but kept a foothold in the city.
