These poorly insulated and energy-intensive homes are increasingly found on the market. The reason ? The new constraints weighing on owners who do not wish to embark on renovation work.

His apartment located in the Goutte d’Or district is classified F, which means that his DPE (Energy performance diagnostic) is very bad, F being the penultimate degree on the scale which establishes the degree of insulation of real estate. It will therefore be necessary to invest in major insulation work.

« We are going to install double glazing and a new type of door that will reduce energy loss. In total, we have an envelope of 20,000 € for the entire renovation of the apartment. This includes both the energy upgrade, but also all the comfort part for the future tenant”.

From 2025, all accommodation rated G can no longer be rented, then the F in 2028, and finally the E in 2034. Faced with these deadlines, many owners of thermal sieves do not wish (or cannot) finance the necessary work, and decide to sell their property as quickly as possible. Prices are therefore trending downwards, and some like Maxime are taking advantage of this.

In the end, the bill resulting from the Citizen’s Climate Convention predicts that 4.8 million energy-intensive homes will be excluded from the rental market by 2028.
