The sale of homes increases by 31% in 2021 in Castilla-La Mancha

The Dean of Registrars of Castilla-La has released the data of the 2021 Housing Registry Statistics, increasing the purchase and sale of homes by 31% in 2021, compared to the previous year, with a total of 23,239 homes sold. The average price of housing in Castilla-La Mancha stood at €828/m2 in 2021, with a minimum increase of 0.8%.

By provinces, the cheapest continue to be Ciudad Real with €650/m2, Cuenca €675/m2, they are the two cheapest in Spain. Toledo €770/m2 Albacete €939/m2 and Guadalajara €1099/m2.

By provincial capital, the cheapest capital is Cuenca €1,075/m2, followed by Ciudad Real, €1,079/m2, Albacete with a cost of €1,240/m2, Toledo €1,316/m2, with Guadalajara being the most expensive option with 1,385 €/ m2.

By type of housing, the cheapest option is individual housing, whose average price is €616/m2, followed by semi-detached housing at €830/m2, with the most expensive option being the purchase of flats, with an average price of €901 €/ m2.

Regarding the size of the flats, the most expensive purchase turns out to be that of a house of less than 40 m2, whose price stands at €1,141/m2, compared to the cheapest option of flats of more than 80 meters whose average price is €915/m2. 20% is new housing and 38% are single-family homes. The average area is 126 m2 and the average price per home is €9,7463

Mortgages signed in the region

85% of home purchases were made through mortgage firms, with a total of 16,208 home mortgages granted by banks. The average mortgage per square meter stood at €742/m2, which makes an average mortgage per home of €97,339. Mortgages are made up of 54% at a fixed rate and 46% at a variable rate and at an average rate of 2.19%, with an average duration of 24 years. The mortgage fee stands at €433, which represents 24.57% of the average salary of a Castilian from La Mancha.
