The end of the lease arranged for tenants and student co-locators in Brussels

The Brussels government agreed on Thursday to new measures to support the population economically affected by the coronavirus crisis.

Among these, changes in the notices to leave a rental accommodation, which should relieve student co-locators and households who were preparing to move and find themselves unable to do so on the scheduled date, do we specify in the office of the Secretary of State for Housing Nawal Ben Hamou (PS).

As regards the notice periods for students, the Brussels government has decided to reduce them to one month. “The student tenant obviously remains liable for rent during this reduced notice period,” said the regional executive. For residential leases, the end of the lease will also be adjusted: if a notice period is in progress, it is suspended for the duration (still unknown) of the containment measures. The measure will come into force upon publication of the order, retroactive to March 16. A notice in progress on March 16, or at a later date, will therefore only start running again from the publication of a new decree noting the lifting of the confinement, explains Annaïk de Voghel, spokesperson for Nawal Ben Hamou. In practice, the notice is therefore extended, which gives legal certainty to families who find themselves in difficulty when they had planned to leave a home.

The tenant must also pay the rent there.

If the tenant and the landlord have found an arrangement, these temporary measures should not be taken into account, the government added.

Various extensions of deadlines were also announced Thursday by the Brussels government. Gas and electricity cuts are prohibited until the end of June. The suspension of planning deadlines, public inquiries and concertation commissions is also extended, until May 16, 2020.

Finally, to temporarily give Brussels residents more air, the deadline for paying the road tax or putting a vehicle into circulation is increased to 4 months, for the warnings-extracts from the roll sent until 30 September 2020 included.
