The Super Ecobonus 110%, expected from Relaunch Decree, became operational in recent days after the signing of the implementing decrees of the Ministers of Economic Development and the Economy, Stefano Patuanelli e Roberto Gualtieri. The facility provides for a deduction, spread over 5 years, which concerns works aimed at reducing the environmental impact of buildings, but also capable of obtaining energy savings or even protecting against seismic risks. This includes the installations of solar panels and charging columns for electric cars and scooters.
You can request the cession of the credit in two ways:
- through one Discount on invoice the company, which will then in turn use the credit or pass it on to a third party;
- in the form of credit assignment (by the condominium or the taxpayer) to a bank, a financial company or even a third party.
The banks they then began to submit their offers regarding the assignment of the credit.
Super Ecobonus 110%, the offer from UniCredit
To know the offer of UniCredit, let’s assume a package of energy efficiency works for a total of 600 thousand euros on a property for which the taxpayer owns 40 thousandths of ownership, therefore with the costs to be borne by him of 24 thousand euros. If he chooses to use the credit on his own, the taxpayer can receive 26,400 euros in the form of a personal income tax deduction, spread in five installments of 5,280 euros. If the operation is started by the end of September, the bank will purchase the loan at 102 euros every 110: therefore, the sale of the loan would be immediately remunerated for 24,480 euros.
At the regulatory level, the assignment of credit can take place in a maximum of three moments when the work is progressing: the first when it has reached at least 30%, the second at at least 60%, the third when the balance is paid. Furthermore, the transfer of credit to the bank can be approved by a condominium without however any obligation for the individual condominium to adhere to it. It will be up to the administrator to carry out the thousandth allocation of expenses and to transfer the shares of the tenants concerned. Everyone can therefore choose whether to keep the credit or transfer it to a person other than that of the resolution.
If, on the other hand, the company carrying out the Super Ecobonus works assigns the credit by 30 September, it will receive 100 euros for every 110 credit. The loan necessary to cover the costs to be incurred before the payment of the invoices by the customer and before the assignment of the credit is at a maximum fixed rate of 6.4%. The assignment of credit, albeit in a lower percentage, can also take place for other types of work: bonus renovation (50%), ecobonus normal (75%), bonus facades (90%).
Super Ecobonus 110%, the Crédit Agricole proposal is on its way
At the moment UniCredit has beaten everyone on time, but by the end of August the other banking institutions should also make their proposals. Credit agricultural, for example, it should present a package of measures both for the assignment of credit and for the financing of works to individuals, condominiums and construction companies. The whole should then add to a ceiling of 10 billion euros designed for businesses and families, launched before summer 2020.
Super Ecobonus 110%, the proposals of the other banks: from Intesa to Bnl
The proposal of Intesa St. Paul, which in June already launched a mutuo’green’ at very competitive rates and launched the Energy Check service (in collaboration with Casaclima), to assess the energy performance of your property and the potential for savings. This is a service offered at a controlled cost, which is among those that can be facilitated by the bonus in case of execution of the works.
The package of measures is also expected by the end of August bNL. The institute should follow the one described for UniCredit (transfer possible for both individuals and companies, possibility of bridging loans before the sale can be completed). As for private individuals, BNL specified, costs should not exceed 10% of the amount of the work, thus allowing you to return the entire expense incurred to improve the performance of the house or condominium.
