Prices rebounded in October according to LPI Seloger

Values remain on the rise, according to the barometer. However, the number of signed compromises remains significantly lower than in October 2021.

Prices remain on the rise, according to the latest LPI Seloger barometer. According to the latter, the rate of increase in existing house prices is slowing down, after the summer months during which the increase was particularly strong. In October, signed prices for apartments and houses increased slightly again, by around 0.2%, over the past 3 months, to €3,489 per m². And on a rolling year-over-year basis, acceleration is still in order, coming in at 4.6%. The level of signed prices is therefore now 6.4% higher than in October 2021 (8.5% more for houses and 4.9% more for apartments).

The barometer notes that “the transformation of the market continues”.

“Part of the demand penalized by the need for a higher down payment is moving towards areas where prices are more accessible, reinforcing pre-existing upward trends; while the competition between buyers with the best personal contribution is accentuated in the most coveted areas, in a context of scarcity of supply. »

LPI Seloger

Sustained price increase in most cities

The weakening of the price increase of old apartments is observed only in 6 cities, namely Bordeaux, Grenoble, Montpellier, Nantes, Paris and Reims. In these, where the annual increase does not exceed 1-2%, the demand against high price levels is no longer able to mobilize the personal contributions necessary for access to credit. And it also very often turns away from markets that have lost much of their past attractiveness.
