Overheated housing market: sales price up double digits | NOW

For the time being, the corona crisis has completely ignored the housing market. In the third quarter, more than 41,500 homes were sold – more than ever in this period – and at 354,000 euros, the average sales price was no less than 11.6 percent higher than a year earlier, the Dutch Association of Estate Agents (NVM) reports Thursday.

It has been more than twenty years since house prices rose so fast in a year. Buyers structurally pay more than the sellers ask. “The asking price of the homes sold was on average 348,000 euros, almost 2 percent below the final transaction price.”

According to the NVM, buyers today can only choose between two homes. “While that is normally between five and ten homes.” For this, too, we need to look back in time twenty years. “We have to go back to 1999 to find such a low shortage indicator.”

The number of homes that changed hands was 14.4 percent higher in July, August and September than in the third quarter of last year.

The real estate association believes that the cabinet is not doing enough to provide more housing. NVM chairman Onno Hoes states that without additional measures, homes for an average household can no longer be afforded.
