Outlines of funding for buildings become clearer

The minimum technical requirements define the framework. One of the innovations: In the renovation, there will no longer be any funding for the Efficiency House 115. Funding is only granted from a new building level or better. Instead, there is the Efficiency House 40 in the renovation and new construction of non-residential buildings.

In 2021, the long-discussed federal funding for efficient buildings (BEG) will gradually be implemented. In terms of organization, there are three areas: BEG individual measures, BEG residential buildings and BEG non-residential buildings. The starting shot will be given at the beginning of 2021, and the BEG individual measures will start work on January 1st.

The grants for all areas, including the building envelope, are then awarded by BAFA. Loan funding for energy-efficient construction and renovation for individual measures, residential buildings and non-residential buildings will continue to run temporarily through the KfW development bank until June 30, 2021. On July 1, 2021, the loans in the BEG will start to be granted entirely by KfW. In addition, the BEG residential and non-residential buildings, which are intended for extensive renovations, will also start work on this date. KfW will remain responsible for these areas until the end of 2022. As of January 2023, Bafa will then assume full responsibility for awarding grants for all BEG.

Funding for construction supervision is increased

Eligible costs for construction supervision should in future be up to 5,000 euros for single and two-family houses. For multi-family houses with three or more residential units, there is up to 2,000 euros per residential unit, a maximum of 20,000 euros per grant notification. In the case of non-residential buildings, the

In the case of individual measures, the subsidy for the building envelope and system technology is 20 percent, except for heating measures. For heating, the subsidy rates are significantly higher and depend, among other things, on the extent to which renewable energies are integrated.

Grant also for the renovation schedule

There is also a grant for the individual renovation schedule (iSFP). For measures for which an iSFP was funded within the framework of “Federal funding for energy advice for residential buildings” and which are implemented within a maximum period of 15 years after the iSFP was created, the funding rate provided for this measure increases by an additional five percentage points. The iSFP alone should not count, it is only taken into account when the measures are implemented. The wording does not indicate whether all measures have to be implemented.

Cumulation with the tax incentives for energy-efficient building renovation is not permitted. If several different measures are carried out, however, support from the BEG for individual measures can be combined with tax support for energy-efficient building renovation for individual other measures. call
