NVM: Rents rise slightly, price ceiling in large cities in sight | NOW

The average rental price in the private sector rose slightly in the second quarter. The rent for a complete house rose by 1.4 percent and that for apartments by 2.5 percent. However, it seems that a price cap has been reached in the major cities, turns out Wednesday figures from Vastgoedmanagement Nederland (VGM NL) and real estate association NVM.

The average rental price per square meter in the second quarter was 12.41 euros. Tenants paid an average of 1,109 euros per month for a house, but the regional differences are large.

Rents are the highest in Amsterdam. People pay an average of more than 20 euros per square meter. That is 1.4 percent more than in the second quarter of 2019. An even larger increase was seen in Utrecht. The average rent per square meter increased by 11.3 percent to 13.87 euros. Rents in Rotterdam and The Hague actually decreased, by 3.4 and 3.5 percent to 13.22 euros and 13.29 euros respectively.

Almere also shows a striking increase of 29.5 percent. There you now pay an average of 12.12 euros per square meter.

NVM chairman Onno Hoes does not think that prices in the big cities will rise much further. “In the G4 cities (Amsterdam, Rotterdam, The Hague and Utrecht, ed.) There is already a slightly downward trend,” said Hoes.

“The rental price for upholstered and furnished houses has fallen due to a decreasing demand from expats and international students and an increase in the supply because houses are no longer rented through Airbnb.”
