NVM is already putting houses that come up for sale ‘anonymously’ online for flow

There is historically little offer of owner-occupied houses and home owners often want to buy a new house before putting their house up for sale. In order to improve the flow in the housing market in these circumstances, the NVM real estate association is going to conduct a trial. Houses that will (possibly) come on the market in the near future will already be put online ‘anonymously’.

Such a house is then described in general terms, without photos: the number of rooms, the number of square meters and the neighbourhood. And if the owner wants, also a price indication. The brokers’ association calls these houses the “upcoming offer” and they will be visible on the NVM brokers’ sites, but not on Funda.

Perspective and trust

“Providing (anonymous) insight into upcoming housing stock can provide perspective and confidence in finding a suitable home,” according to the NVM. The organization has investigated whether there is a demand for such a service. About 85 percent of people with moving plans say they want to make use of it.

Three quarters of the home owners want to register their home as an ‘upcoming offer’, also to gauge interest in their home. A homeowner is not obliged to actually put the house up for sale after registering as an ‘upcoming offer’.

Take no action

The NVM has also drawn up rules to prevent ‘upcoming offer’ homes from being sold privately before they actually come on the market. For example, a real estate agent is not allowed to take any action for such a home. “Only after the property has been fully registered in our exchange system, the sale by a broker can start.”

This is a trial that starts today and runs until the end of this year. Then the effect is evaluated.
