New building Noackhöfe: 248 apartments – also for the small purse

Subsidized and energy-efficient: These are two important principles for the Nassauische Heimstätte, which wants to create many affordable apartments in the Lincoln settlement by 2024 – and a neighborhood square.

Darmstadt ⋅ When attempting to expand further in area, Darmstadt quickly reaches its limits: there are settlement restrictions to the north, i.e. in the direction of the airport. In the west, the growth of the city, which has a population of more than 160,000, is slowed down by motorways and railway lines. And in the south and east, the Odenwald is rather hostile towards the municipality. Which is why Darmstadt decided, out of necessity, but also out of conviction, to develop internally. A model that is currently being implemented in the former American Lincoln settlement. On Wednesday, the Nassauische Heimstätte/Wohnstadt (NHW) invited to the laying of the foundation stone for the “Noackhöfe”. An exemplary appointment that even the Economics Minister responsible for housing throughout Hesse, Tarek Al-Wazir (The Greens), did not want to miss.

With around 20 million euros, the state is involved in the project, which is almost four times as expensive, with which “affordable and energy-efficient living space” is to be created. The project on Noackstraße should be completed by mid-2024, said NHW Managing Director Thomas Hain, who added a few more numbers before the prepared time capsule was walled in. Of the 248 apartments, which will offer future tenants between one and a half and six rooms and a balcony, terrace or loggia, 42 percent are subsidized housing. Hain announced that these properties could therefore be rented out at rents of EUR 6.70 per square metre. The other apartments on the open market are likely to be twice as expensive.
