The NBR has published a draft regulation for changing the lending conditions for some real estate investment loans, by which the advance would be modified, as well as the calculation criteria for the maximum degree of indebtedness of individuals.
”In the case of loans granted for the acquisition of a building that is not intended to be used as housing for the debtor’s own and permanent / continuous use, the limits provided in par. (1) – (3) are reduced by 10 percentage points ”, according to the NBR document.
Thus, the value of a loan for real estate investments cannot exceed 75% of the value of the mortgage guarantee in the case of loans granted in lei, compared to 85% in the past, 65% for loans in euros, and 50% for loans in other currencies.
According to the new calculations, Romanians will have to pay an advance of 25% for real estate investment loans in lei, 35% for those in euros and 50% for those in other currencies.
The new provisions do not apply in the case of loans for real estate investments guaranteed in whole or in part by the state.
Also, the NBR proposes that for granting loans, lenders establish by their own lending rules the maximum levels allowed for the degree of indebtedness, taking into account the currency risk, interest rate risk and the risk of diminishing eligible income available during the period. of the credit.
The new conditions come into force on January 1, 2022.
